INTRODUCTION

Church & Lychgate Cottage, as the name suggests is an amalgamation of two cottages to produce one fine detached period home with fantastic River Dart views. Since acquiring the property, the current owners have tastefully modernised the cottage to an extremely high standard.

Accommodation is traditionally arranged over two levels with the property retaining both staircases from when they were two dwellings previously. There is an excellent flow to the property with light and spacious rooms, many of which still have original period features. The ground floor offers three reception rooms in the form of a large sitting room, study room and wonderful Carpenter Oak garden room with relaxing views to the River Dart. There is a new bespoke kitchen with brand new appliances which remain in situ and new spotlights to the beamed ceiling. There is also a brand new wood burner in the kitchen and a range of new blinds and curtains which will remain at the property.  There is a useful storage cupboard and family bathroom as well on this level.

As aforementioned, there are two staircases leading up to the first floor. On this level there are five bedrooms with three of the rooms affording fine riverside views. There is a brand new shower room suite servicing the bedrooms on this floor and access to a useful loft space above. Here, there is also a recently installed 300 litre pressurised hot water system supplying hot water throughout the cottage and new electric night storage heaters throughout.

Outside, there is a small section of garden to the front and the main garden is situated to the side and rear of the sun room. The main garden is compact and easy to maintain with it predominantly being decked with views over St George's Church down to the Dart.  This area of garden is on a licence which will be transferred to the new buyers on completion of the transaction.  The cottage has been decorated externally with windows rubbed down and painted as well.  There is a clever irrigation system set up at the property to water the plants and tubs from time to time during the day.

Church & Lychgate Cottage offers comfortable family living with space in abundance. To fully appreciate its charm and lovely views it really must be viewed to be fully appreciated.

STEP INSIDE

From the Church pathway steps the main entrance leads into an attractive entrance hallway. Stairs to the end of the hallway lead up to the first floor landing and there is a modern, white three piece bathroom suite to the side. The kitchen / dining room is a characterful room with a brand new bespoke kitchen with solid wood work tops, fitted appliances, new spot lighting set to the side of the old beamed ceiling and a brand new cast iron wood burner set into a feature stone fireplace to the corner of the room. There is a useful study room with linen cupboard providing handy storage. The two main reception rooms interconnect each other and offer a wonderful mix of the old and new. Immediately as you walk into the garden room you are instantly struck by the lovely view to the River Dart. This Carpenter Oak extension offers a peaceful feeling with an abundance of light flooding into the room from all sides. There is also a useful utility area tucked into the corner of the room. The living room with its three windows looking across the churchyard is a cosy room with a comfortable feel. There is a cast iron wood burner set into a feature fireplace and brand new soft lighting to the side walls. To the far end of the room a door opens to a small hallway with access out to the far side of the house and there is a secondary staircase to the first floor accommodation.

The first floor accommodation is well laid out with a pleasing flow. There are five bedrooms in total with the rooms offering a variety of sizes and aspects. The master bedroom is a generous proportion, with a high vaulted ceiling and cast iron wood burner. The three bedrooms to the north elevation all enjoy splendid views to the River Dart and there is also a brand new three piece shower room. The landing also provides useful access to a sizeable loft area.

STEP OUTSIDE

To the front of the property there is a stone fronted 'triangle' of garden comprising established shrubs and a mature tree. The main section of garden is located to the back of the house and outside the garden room. Compact in size, the garden is very much low maintenance with decking to front and side of this room. The decking that abuts St George's Church is on a licence which is transferable to the new owners. There are some wonderful views that can be enjoyed across the village to the river nearby that really must be seen to be fully appreciated.  There is also a clever irrigation system set up on a timer which waters the plants and tubs around the cottage.
