Description
Delmonden Grange is a substantial Grade II listed country home and is a fine example of a period house, set on the rural outskirts of Hawkhurst. The house is predominantly Georgian with an Elizabethan core. It has external elevations of brick and tile hanging under tiled roofs and benefits from oil fired central heating. The house itself comprises a porch, small reception hall with an elegant turned staircase in a semi-circular well, a drawing room with French doors to the rear and pretty pine chimneypiece, a dining room, a sitting room and steps down to a morning room. Off the latter is an L-shaped kitchen/breakfast room with Aga and walk in larder and there is a back hall with back staircase, brick floor and a utility room/cloakroom. The house has a cellar in two compartments and a basement at the west end.
The first floor comprises a landing and a total of five bedrooms, a family shower room and family bathroom and a cupboard containing a shower. In addition is a separate WC.
The second floor has a very good suite of rooms comprising a central sitting room, off which is bedroom 6 at one end and off the other bedrooms 7 and 8 which intercommunicate and there is also a family bathroom on this floor.
The gardens of the main house include an outdoor heated swimming pool, hard tennis court and pond. There are stables, a double garage with store at one end, sweeps of lawn with park like rails allowing a view of the neighbouring field which is part and parcel of the property.
In all Delmonden Grange stands in about 15.6 acres.

Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s

Mobile phone signal availability and predicted strength: obtained from Ofcom on May 30, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
