Classical Georgian splendour on the edge of Dartmoor National Park.

Description

Hayne Old Manor is a remarkable Grade II listed Georgian country house in a truly rural setting within its own extensive acreage. The house proudly stands in an elevated position with spectacular unimpeded views over its beautiful gardens and grounds, ornamental lake, Dartmoor’s rolling countryside; and in the distance to the north, the picturesque village of Moretonhampstead and its pretty church.

The house is hidden until its handsome cream stucco façade is revealed as one approaches via the granite walled drive that meanders through its own parkland displaying the lake and the grounds beyond.

Boasting large floor to ceiling windows with thin sash bars and original shutters, the house even on a dull day is bathed in light. Along with a number of fine period features, including intricate cornicing, panelled doorways, traditional radiators and handsome chimneypieces, this wonderful property has a rare elegance and has been beautifully maintained to reflect its abundance character.

In keeping with its era, all the rooms benefit from high ceilings and lovely proportions making it perfect for entertaining. Combined with a large kitchen that opens via double doors to the morning room and conveniently adjacent to the sitting room, conservatory and pantry, Hayne Old Manor is also a charming family home. The kitchen has easy access to the terrace and designed by Mark Wilkinson.

One of the particular features of the house is the easy flow of rooms from the wide hallway which is lit by a domed sky lantern. The hall is entered via a half glazed door from a glassed portico with white columns and creates a vista straight through the house to glazed doors surmounted by a semi-circular fanlight on the south side.

Gardens and Grounds
The main house is approached via a long winding drive that ascends through the park to the front of the house. A back drive provides access to the cottages and stable courtyard.

The house is perfectly elevated to survey its exquisite gardens which have been beautifully maintained and designed around the house, mainly to the west side, where they cascade down a sloping grass bank with a series of terraced lawns, herbaceous borders and mature trees to an ornamental lake.

Both planting and landscaping have been carefully considered to enhance the garden’s views and how they are perceived from its further grounds and drive. A number of flower beds stocked with a wide variety of shrubs and perennials provide colour and interest throughout the year.

Gravel and grass paths provide tours through these captivating gardens and culminate at the lake and its planted banks, domed pergola and granite bridge. The grounds are awash with Devon wildlife but the lake is a particular haven for wildfowl including resident swans.

Outbuildings & Ancillary Accommodation
The paved stable courtyard includes a Coach House with four traditional loose boxes with a 2 bedroom staff/groom’s flat above, now in need of modernisation with potential to create a third bedroom. It offers an ideal opportunity to create a home office, subject to the usual planning consents. Within the yard there is a useful triple bay Garage.

Old Hayne Cottage
Again, off the court yard, Old Hayne Cottage has its own stretch of garden and contains three bedrooms. The back drive leads up around the greenhouses (see notes in Gardens & Grounds below) to both Cottages.

The Cottage
Additional ancillary accommodation off the courtyard The Cottage which comprises two bedrooms, kitchen, sitting room and two bathrooms and includes its own entrance and private garden. For information on room sizes and layout, please consult the floorplans.
