This lovely holiday lodge, which can be lived in all year round, is easily maintained and well-presented throughout, and enjoys a scenic situation within a mature woodland. At the side of the lodge a part glazed door opens into a small hallway with ample coat hanging, giving access to the lounge/kitchen and shower room. The shower room has a window to the side and is fitted with a three-piece white suite comprising shower enclosure with mains shower, wash hand basin and wc and also houses the oil-fired central heating boiler. The open plan L-shaped lounge/kitchen is a bright and attractive room with windows running the length of one wall and a door allowing access to the south facing decking area. The kitchen is fitted with a good range of cream wall and floor units with grey worktops providing ample workspace. There is an electric double oven, fridge/freezer and washing machine which are included in the sale. The two double bedrooms are well proportioned and are accessed from the lounge, both with windows to the side and space for free-standing wardrobes. A glazed door in the lounge gives access to the spacious raised decking area to the front of the lodge, providing excellent outside space for seating and al fresco dining.
The property is surrounded by an area of private garden and is laid to lawn and planted with mature shrubs and trees. There is a large shed to the side of the property which is fully insulated and benefits from both power and water. The property also has a common share with the other lodge proprietors to the surrounding four and a half acres of woodland grounds for which there is an annual maintenance charge of approximately £300 per annum to cover grass cutting and general upkeep. There is also an oil storage tank to the side of the property. A communal car park adjacent the entrance to Easter Weens Lodges provides good parking and a pathway from the car park leads directly to Lodge No.8.

Broadband availability and predicted speed
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
