4. Office Block. To the south of the site there is a good quality three-storey office block.
Externally there is car parking for approximately 50 vehicles with a secondary access available off Ffordd Hendre. There is ample circulation space around the site, with surfaced yard and storage areas and a redundant heli pad area.

Bangor is a university city located some 9 miles north of Caernarfon and 50 miles west of Chester. The A55 junctions at the city and gives good access to Anglesey, the coastal towns to the east, and the motorway network at Chester. The city also gives good access to the Snowdonia National Park and the tourist resort towns on the Llyn Peninsula and Anglesey. Bangor has a population of some 17,988 as at the 2011 Census but with a total population within the Bangor primary catchment area of more than 166,000.
This significant site is located some 2 miles south west of Bangor City Centre, just off Caernarfon Road, one of the main arterial routes into and out of the city. The immediate area has a high density of residential property however the site does adjoin the southern boundary of St Davids Retail Park and there are considerable modern and popular retail users along this stretch of Caernarfon Road which includes B&Q, Dunhelm, Currys, Matalan, T K Maxx and Argos.
