LOCATION
Located in a busy tourist spot fronting onto Fore Street, meanders down from the High Street to the harbour and is reputed to be one of the oldest streets in the resort. It is known as "The Foodie Quarter" of the town, has a large public car park nearby in Ropery Road and the seafront and picturesque harbour are all close at hand.
Ilfracombe has a static population of around 10,000 inhabitants which is boosted throughout the year with the influx of tourists. Inward investment includes a new water sports centre at Larkstone and the world renowned artist Damien Hirst has given a statue called 'Verity' on loan to the town and is located on The Pier.
There are many art galleries within Ilfracombe and there is soon to be a 80 bed Premier Inn built within the town. This coupled with new housing developments will greatly increase the customer base for the business.

THE PROPERTY
Built originally as a county police station, this Grade II Listed building was constructed in 1873 and had its own cells. The property has been tastefully modernised over the years and is now a Michelin star restaurant called Thomas Carr 1873. The ground floor provides an open plan light and airy licenced restaurant with kitchen and cloakroom below.
The first floor self-contained accommodation has 4 bedrooms and the lower ground floor has been arranged as a 2 bedroom apartment with separate access. We understand that the property will be offered with vacant possession.
It is ideal for owner occupation by an aspiring chef or could be converted back to residential as a holiday home or nice family town house. Described in the listing as constructed with local new road squared stone rubble with dressings of the Forest of Dean stone. The property has gas fired heating with substantial cast iron fitted radiators in the restaurant and private upper floor.

THE BUSINESS
This is the venue for the acclaimed Thomas Carr restaurant the first Michelin star catering venue in Ilfracombe. The business remains unaffected by the sale of the freehold of the property.
