Barrhill Cottage is a delightful traditional detached two storey cottage in a beautiful tranquil location about 1.7 miles south of the picturesque village of Sorn, East Ayrshire on a quiet single track public road. Sorn has a primary school, and a well-regarded local Inn (the Sorn Inn). Secondary schooling is available in Galston and Cumnock, with private schooling at Wellington in Ayr. Sorn is about 17 miles from Ayr where there are an excellent range of supermarkets, shops and restaurants. Glasgow (34 miles) is within easy commuting reach by the M77 and Junction 12 of the M74 with rapid access to the south, is about 22 miles distant. There are main line railway stations in Kilmarnock (14 miles) and Auchinleck (3 miles) providing access to Glasgow and beyond whilst Glasgow Prestwick Airport offers regular international flights. The 44 mile River Ayr Way long distance walk is nearby, and the route travels along by Sorn Castle and the Ballochmyle Viaduct at Mauchline which are both particularly interesting sections of the walk.

Barrhill Cottage is a detached country cottage built on two storeys with a pitched slate roof and a white rendered finish. The current vendor has lived there for some 37 years. On the ground floor the house is accessed from the sun room which has half height windows with stunning views over the Sorn Valley. This leads to the breakfasting area with patio doors which outlooks over the large terrace and gardens. The fitted kitchen has a range of floor and wall units, integrated electric oven, and separate integrated hob with extractor fan and double sink with pine clad ceiling. The living/dining room has an attractive brick fireplace with electric fire, with brick fireplace surround, sash and case windows with deep sills, a timber framed bay window and attractive coving with a ceiling rose. There is a cloakroom w.c. and utility room with plumbing for washing machine, tumble dryer and space for fridge freezer completing the accommodation on the ground floor. On the first floor there are three bedrooms (one en suite shower room with built-in furniture) and bathroom with bath with shower over, sink and w.c. This pretty detached cottage requires some modernisation and renovation and is the perfect rural idyll.

Outside, there are lovely private gardens as well as a workshop and a large garage with upper floor.
