This stunning home is entered via a grand porchway into a wide entrance hall with original tiled floor, panelled dado and elaborate over doors with oval plaques. There are two generous reception rooms either side of the hallway with high ceilings, deep skirtings, ornate ceiling roses, marble fireplaces and large sash windows with shutters.

Beyond the entrance hall is a study room and kitchen with pantry and a cloakroom. There is a door to the rear of the property where there is further parking available.

The stairs leading up to the first floor, which is laid out on two levels, has the principal bedroom suite and guest bedroom over looking the front garden. There are a further three bedrooms and house bathroom. The stairs to the second floor is accessed through a doorway and there are a further two bedrooms and three attic rooms that could be potential bedrooms.

The house is approached via a private tree lined driveway which leads on to a gravelled area at the front. There is a small wooden stable to the side of the driveway suitable for storage.

The gardens extend to about four and a half acres with a lake situated to the side of the grounds within a woodland area.

Location

Potterton is a small hamlet within a peaceful semi-rural location situated on the edge of Barwick in Elmet, north east of Leeds.

Barwick in Elmet is a popular village on the outskirts of Leeds city with a good range of local amenities including a general store, Post Office, coffee shop and deli, public houses, church and a primary school (Ofsted Good 2018). There are local cricket and tennis clubs within the village, Garforth Golf Club is only two and a half miles away to the south. Within about three miles is John Smeaton Academy and Garforth Academy.

Leeds city centre is about ten miles away, despite the peaceful location the property is ideally placed for access to Yorkshire’s commercial centres, including Harrogate (17.6 miles) and York (18 miles).

The area is well placed for access to the A1M opening up the national motorway network and Leeds Bradford Airport is about 15 miles away providing regular domestic and international flights.

Further south of the village is Garforth railway station, less than four miles offering links to Leeds and York.
