Description - The Land and Buildings at Wern Farm are approached off a minor road leading out of Bancyfelin with access off this road at two points via open areas onto yards and compacted stone hard standing areas.

Dairy Building And Cubicle Shed - The main farm building comprises an impressive umbrella building, specifically designed as a high quality milking unit, that requires personal inspection in order to be fully appreciated. The principal farm buildings were originally built in the 1980's and were extended in 2015, being within a steel portal frame building under a cement fibre roof. This building provides approx. 50,000 ft square of housing, being approx. 330' x 150' and includes approx. 384 cubicles, together with loose housing areas, various feed passages with self locking yokes to all feed barriers, a race and calving pens. The layout of the building has been designed for care and ease of dairy cow management and movement, to ensure a high level of productivity, and includes several bespoke design features, automatic scrapers, and windbreaks to one elevation. The system was designed for Robotic milking and 3 Merlin Robots installed in 2015 and are available by further negotiation if required. The older part of the building has fans installed to improve ventilation and there is a Farm Office.

The Dairy - Adjoining the main building is a DAIRY with 14000 litre milk tank with associated engine house etc.

Slurry Storage - There are automatic scrapers within the main building, together with a flush system leading to the above ground slurry store handling approx. 330,000 gallons and a further slurry lagoon situated in close proximity. We would estimate that there is slurry and dirty water storage in place for approx. 300 head of cattle for 5 months - subject to verification. Historically,the cows have been bedded down on a combination of mattresses, sawdust and sand, with reception pits, storage and pumps to the store and lagoon. Slurry from the old buildings goes into the above ground storage.

Further Buildings. Yards Etc. - There is ample space around the building for further storage and it was planned to construct a further 60' x 30' building on site. The materials for this will be available to the purchasers by negotiation if required.
4 x Silage Clamps - 2 measuring approx. 120' x 140' and another 2 of similar proportions.

The older farm buildings are situated close to the main building and provide useful ancilliary housing, including 2 former silage clamps and lean-to now used as loose housing. 4 bay open fronted shed, used for calf housing.

It is predominantly level lying or gently sloping and is well fenced and gated, having the benefit of excellent roadside access and is divided into easily worked enclosures.The land is in the main south-facing and free-draining, with the majority suitable for grazing and cropping with a small area of woodland on one boundary.
