Property description & features

  • Tenure: Freehold
  • Conveniently situated close to the North Cornwall coast, Bodmin Moor and the town of Camelford.
  • A substantial character cottage that a new owner could put their mark on.
  • A modern fitted kitchen and utility area.
  • Separate dining room and sitting room both with wood panelled walls and exposed beams.
  • Four double bedrooms and a bathroom on the first floor.
  • UPVC double glazing.
  • Large conservatory.
  • Garage parking and a useful stone shed.
  • Established planting in the gardens.
A long, narrow and substantial attached cottage offering a wealth of character including, thick stone walls, some original slate floors, exposed beamed ceilings and some distinguished wooden panelling to some of the walls. It is conveniently located within a small hamlet which allows easy access via A395 to the North Cornish Coast, Camelford and Bodmin Moor.

Inside the home is entered through a substantial conservatory then on into the spacious dining room that enjoys slate floors and built in cupboards around the redundant fireplace. The dual aspect kitchen has been refurbished and modernised over recent years. There are plenty of units situated both above and below the working surface and a tiled splash back. A Range style gas cooker is included within the sale. The home and hot water is heated by a propane gas boiler which is sited within the utility room that runs behind the kitchen. There is also plumbing and space for a washing machine and tumble dryer, along with a door to the garden. The walls of the sitting room are lined with, we are told, genuine American Oak and the exposed stone fire place hosts a multi fuel burner. There is also a tiled cloakroom/WC situated under the stairs.

Upstairs, all four double bedrooms lead off from the hall, along with the bathroom there is an airing cupboard and further built in fitted wardrobes. The bathroom has a pink coloured suite and a round bath with opening side for ease of access.

Outside, the main garden is elevated to the side of the cottage and mainly laid to lawn with mature planting. The front garden has crazy paving and a flower bed built into the top of the boundary wall. Parking is provided by a garage and a stone shed could be used as a workshop. No forward chain.

The property is located in this small hamlet with good access onto the open terrain on Bodmin Moor via the Davidstow Air Field and Crowdy Reservoir. Within a few miles of the property is the famous North Cornish Coastline, which is renowned for its clifftop walks and sandy beaches as well as the towns of Camelford, coastal resort of Bude and market town of Launceston all of which offer extensive facilities.
From Launceston proceed westbound along the A30 dual carriageway for approximately 3 miles. Take the exit signposted towards North Cornwall and Camelford at Kennards House and proceed for several miles along the A395 passing through the villages of Pipers Pool, Hallworthy and Davidstow. Just before reaching the A39 having passed the Davidstow Church on the right hand side, there will be a turning for Trewassa on the left. Take this turning and proceed to into the small hamlet where Fuchsia Cottage will be identified on the right hand side marked with a Webbers For Sale Board.

Established in 1924, Webbers estate agents are a national award-winning, independent estate agency, voted in the Top 3 estate agents in the UK for customer service in 2014. We have 16 West Country offices for residential sales & lettings in North Devon, West Somerset, Exmoor and Cornwall. Our exclusive Fine & Country marketing enables us to put our property in Park Lane, right in the heart of London, offering fabulous market exposure. In addition, with specialist departments for Commercial Property, Survey & Professional and New Homes, we deliver a comprehensive property service, with an enviable reputation as professionals in property. Launceston is the ancient capital of Cornwall. Attractions include the English Heritage Norman Castle and steam railway, narrow streets and plenty of Georgian and Victorian architecture. Excellent access can be gained to the A30 dual carriageway and both Bodmin Moor and Dartmoor. The town is 17 miles from the coastal resort and rugged cliff tops of Bude. Our town square is a conservation area and has a pedestrian-friendly shopping area with cobbled streets.  The Church of St Mary Magdalene in the town centre is one of the most heavily engraved in the country. Typical out-of-town buyers come from the West Midlands and South East seeking retirement/a slower pace of life which is what our county epitomises.  We have a hard-working Launceston in Bloom committee passionate about making the town look attractive throughout all seasons and the Town Council does an excellent job of maintenance and grass cutting.  In 2011 HRH the Duchess of Cornwall opened up a new refurbished Town Hall. Average prices here for houses for sale in Launceston are £187,000 (2011 figures) and typical properties in the town include Victorian semis and modern edge-of-town developments.  We also have a growing Fine and Country department.

    Super-fast: Between 30 Mbit/s and 300 Mbit/s

Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on March 28, 2022 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
