With access to the front and a pedestrian path at the rear, it is surprisingly peaceful and is in a lovely friendly community.

Set slightly back from the road, there is space at the front for pots and a bench which is a lovely sun trap in the mornings. On entering there is space for hanging coats, and stairs lead straight to the first floor. A door leads into the large double reception which has lovely wooden floors and high ceilings. This is a light and bright room with a double glazed window to the front and a window into the utility at the back. There is gas ‘wood burner’ within a period fireplace which keeps the room lovely and cosy on those cold winter days. A large under stairs cupboard provides some useful storage and houses the meters and fuse board.

The kitchen has a large window overlooking the garden and is fully fitted with both wall and floor units and with a built in dishwasher, there is a useful breakfast bar area, and also a door to the large utility room where there is lots of extra storage and also plumbing and space for a washing machine.

On the first floor is a double bedroom to the front, and single to the rear which also houses the airing cupboard. A family bathroom overlooks the garden. Steps lead to up the large master bedroom which has been converted from the attic and is a lovely characterful room with vaulted ceilings and benefits from 2 large Velux windows affording lovely views over Totnes and the fields beyond.

Outside
A door from the utility room leads out to the garden which is reached by a few steps up and then has a sun terrace perfect for alfresco dining. The second section of the garden is laid to lawn, with flower beds and a useful tool /bike area at the rear. A garden gate leads out onto a path.

Location
Quietly located the property is only minutes’ walk from the bustling heart of Totnes High Street and The Narrows. It is also close to the Mainline Station which is approx. 5 mins walk away with its direct connection to London Paddington (approx. 2hr 45mins) Exeter St Davids (approx. 35 mins) and Plymouth (approx. 30 mins). The Pavilion Sport Centre and access to the River Dart is also only 5/10 minutes’ walk. It is also conveniently located for the A38 giving access to the motorway network.

Totnes is famous for its lively atmosphere, it has a plethora of restaurants, bars and pubs as well as many privately owned shops and art galleries plus also benefits from being within easy access of the stunning beaches of the South Hams and the wild, open spaces of Dartmoor National Park.

Directions
From The Plains at the bottom end of the town, proceed as if going to Dartington and then turn left directly opposite the first road into the station. Go down the hill and then turn left into Alexandra Street. Follow this road to the end where it does a dog leg to the right, after which the property will be found on the right hand side.

Broadband availability and predicted speed: obtained from Ofcom on August 7, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on August 7, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on June 11, 2014 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.

    *Call rate information

Calls to 0843 numbers will be charged at 4p/min from BT landlines. Calls from other networks may vary, and calls from mobiles and outside the UK will be higher. Calls to local numbers beginning with 01, 02 and 03 numbers will incur standard geographic charges from landlines and mobiles.
