LAND
The land at Plas Capten extends to approximately 129.85 acres. The farmland is a mixture of permanent pasture and improved grassland with ffridd and rougher grazing at the higher elevations with access on to Llechwedd Gain.
Approximately 50 acres consists of improved pasture which is capable of producing a crop of silage with a further 80 acres, or thereabouts, of ffridd ground namely Ffridd Wen and Ffridd Glap.
The land is split into well sized and manageable parcels with ffridd ground opening up to the mountain grazing. The land is well suited for livestock grazing throughout the year. With post and wire fencing and stone wall boundaries that have been well maintained and kept in good stock proof condition. The holding benefits from stone stock handling facilities.

Llechwedd Gain is an unenclosed common and is grazed by a hefted flock owned by the Landowner. The hefted flock will be available to be purchased by separate negotiation.
METHOD OF LETTING
The holding is being offered to let under a Farm Business Tenancy, in accordance with the Agricultural Tenancies Act 1995, commencing on the 20th October 2022 for an initial term of 5 years.
OUTGOINGS
The incoming tenant will be responsible for all outgoings including any taxes associated with the letting.
INSURANCE
The Tenant will be required to have their own public and occupier’s liability insurance.
RENT
Rent is to be paid by standing order half yearly in advance on the 1st October and 1st April in each year of the Term.
RENT REVIEW
