#TheGardenOfEngland

A beautifully refurbished and extended semi-detached 3 bedroom family home with secluded garden, double garage (with home office) and off road parking, adjoining local farmland. Set in a lovely semi rural location and convenient access by road and rail, Ashford International only 15 minutes drive with fast train to London St Pancras only 37 minutes.

1 Walnut Tree Cottage is situated in an idyllic semi-rural location with easy access to the Brenzett village with its own school and garage. There is good access to the pretty village of Appledore with it’s mainline station providing links to Brighton and Ashford International (with fast train to London St Pancras only 37 minutes). Other bustling nearby towns include Tenterden, Rye and the Cinque Port of New Romney. New Romney has a primary school and a wider range of shops including Sainsbury’s supermarket and numerous independent shops. The Marsh Academy Secondary school and the world famous Romney, Hythe & Dymchurch Railway are about 5 miles from the property. The beach at Littlestone-on-sea is also about 5 miles and the golden sands at Dymchurch about 8 miles. The RSPB Reserves at Dungeness are also within about 9 miles or so of the property.

1 Walnut Tree Cottage
1 Walnut Tree Cottage is an old farm workers semi-detached cottage (attached back to back with neighbouring property) that has been extended and stylishly updated by the current owners to create a vibrant family home keeping some of the original character( ie shutters on outside painted to the colour of a ripe walnut).
On the ground floor there is a spacious entrance hallway which is open into the boot room/ utility room. This is an extremely handy room for storing coats and shoes and has been fitted with a range of painted units with worksurfaces over and butler sink unit. The modern family bathroom is opposite here with bath and shower attachment, w/c and wash basin. The kitchen is fitted with solid wood doors from the original kitchen which have been hand painted and fitted to modern base units. There are worksurfaces over, a sink unit, electric oven and space for an American style fridge freezer. The kitchen space is open plan into the dining/family room which is a generous size and with stairs to the first floor. There are double doors from here into the new family/sitting room extension which is a fabulous extra space benefitting from underfloor heating, wood burning stove, roof light and bi-folding doors onto the garden. Upstairs there are 2 double with fitted cupboards and a single bedroom (ideal children’s bedroom). There is also a separate cloakroom with w/c, wash basin and airing cupboard. Some of the bedroom windows enjoy some superb countryside views.

Outside
Gardens
The property is hidden from the roadside behind a wide single gate and fence separating the garden from the driveway. There is a driveway and detached double garage with side carport providing off road parking for at least 4 cars. The garage has light and power and one end has been converted into a home office (with 4G router installed) but could also be used as a gym. The garden has a new fence to one side, the rear and front, 2 large patio areas (one of travertine and path around the property, lawned garden and mature trees, shrubs and plants. There is also a hidden chicken pen behind the garage. The garden adjoins the local farmland currently occupied with sheep and a resident goat.

    Super-fast: Between 30 Mbit/s and 300 Mbit/s

Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
