Accommodation
The front door of this charming cottage opens into a hallway with a door leading to the sunny living room which is perfect for relaxing by the multi fuel burning stove on those cosy evenings when the seasons change, and the days grow shorter. Through the living room, a glazed panel door takes you to the smart kitchen, with modern white kitchen cabinets, black workbenches and tiling. There is an integrated dishwasher, freestanding cooker with extractor fan and space for a washing machine and fridge freezer. The rear hall has a back door to give access to the rear of the property and also a convenient W.C. The comfortable bedroom has the benefit of a modern ensuite shower room, finished in white and chrome.

Outside
As the former gate lodge to Edrington House the cottage has an imposing entrance by the stone gate piers and decorative iron gates leading to the driveway of Edrington House. To the front a low wall surrounds a gravelled area with a private parking area to the side. At the rear is a raised lawned garden with mature shrubs and bushes.

Location
Foulden is a peaceful village in a beautiful rural location close to the River Tweed, with the Lammermuir hills to the north and the wonderful sandy beaches of the coast to the east. A network of walks lead from the village, along quiet country lanes and footpaths and more challenging walks nearby include the Berwickshire Coastal Path and the Southern Upland Way. The local area has world famous salmon fishing on the River Tweed and its tributaries, a range of golf courses and links, racecourses and other sporting clubs. The east coast provides dramatic scenery, magnificent beaches, sailing, sea fishing and diving. The local area is one of relatively low population, offering a peaceful lifestyle, but is within easy reach of both Edinburgh and Newcastle.

The historic walled town of Berwick upon Tweed is a short drive away (approx. 5 miles) and provides comprehensive cultural, educational, recreational and shopping facilities together with modern sports and arts centres. A mainline railway station at Berwick provides regular services to Newcastle, Edinburgh and London. The A1 is within easy reach providing excellent access to the national, regional and local road network and Edinburgh International Airport is less than an hour away.
