Description
Rose Carron was built in 1994 by Headon Developments and is of solid wall construction under a tile roof. It nestles in Little Carron Gardens, a small development of 13 houses built on the site of a former market garden. The bespoke properties were built to a high specification in modern style. Rose Carron was named after the abundance of beautiful rose bushes in the front and back gardens. The owners custom designed the house to suit their needs, enlarging both rooms and windows to enjoy more natural light.
The accommodation comprises:
Front door opens into hallway. Double aspect sitting room with open fire and French doors leading out to back garden. Dining room with double aspect views. Kitchen / breakfast room with French doors leading to terrace and garden. Murray and Murray kitchen with island. Utility room with sink and boiler. WC in hallway.
Stairs from hallway lead to the first floor. Principal bedroom with large en suite shower room and built-in wardrobe. Bedroom two with en suite shower room and triple built-in wardrobe. Two further double bedrooms both with built-in wardrobes. Family bathroom. Storage / linen cupboard. From the landing there is access to the attic.
Outside space
The magnificent back garden is south facing and can be accessed from the side of the house as well as from the sitting room and kitchen. It is a riot of horticultural splendour awash with flowering plants and a range of fruit trees. Two of those produce eating apples and one cooking apples. There are also two plum trees, a pear tree, a greengage tree and bramble bushes. A single garage is accessed manually and the driveway is designed for two cars.
The property has 16 roof-mounted solar panels which generate a tax-free income of approximately £2000pa and reduce energy usage costs.
Location
Rose Carron has a superb setting in a much sought-after residential area of the historic town of St Andrews. The house is one of 13 situated in a quiet cul-de-sac.
The house is within 1.5 miles of the vibrant town centre, the Royal and Ancient Golf Club and the world-famous Old Course. The scenic Lade Braes footpath, which starts beside the development, follows the route of an old mill lade from the countryside all the way into the centre of town.
St Andrews is globally renowned as the Home of Golf. The Old Course is a regular host to the Open Championship (including in 2022). There are six further golf courses run by the St Andrews Links Trust, all offering highly preferential access and rates to St Andrews residents. Other nearby courses include The Duke's, Kingsbarns, Dumbarnie and two at Fairmont.
The University of St Andrews, founded in 1413, is the third oldest in the English-speaking world. Primary schooling is available at Lawhead, five minutes’ walk away and the brand-new Madras College campus for secondary pupils is also within easy walking distance. Private schooling is at St Leonards and The High School of Dundee, both within easy reach.
Access by rail, road and air is good. Leuchars railway station (4 miles) is on the main Aberdeen to London line and provides a fast link to Dundee and Edinburgh. Edinburgh Airport is 50 miles away and Dundee Airport is 11 miles.
All mileages are approximate.
Square Footage: 2,248 sq ft
Directions

Broadband availability and predicted speed: obtained from Ofcom on April 8, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on April 8, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
