The house is within 1.5 miles of the vibrant town centre, the Royal and Ancient Golf Club and the world-famous Old Course. The scenic Lade Braes footpath, which starts beside the development, follows the route of an old mill lade from the countryside all the way into the centre of town.

St Andrews is globally renowned as the Home of Golf. The Old Course is a regular host to the Open Championship (including in 2022). There are six further golf courses run by the St Andrews Links Trust, all offering highly preferential access and rates to St Andrews residents. Other nearby courses include The Duke's, Kingsbarns, Dumbarnie and two at Fairmont.

The University of St Andrews, founded in 1413, is the third oldest in the English-speaking world. Primary schooling is available at Lawhead, five minutes’ walk away and the brand-new Madras College campus for secondary pupils is also within easy walking distance. Private schooling is at St Leonards and The High School of Dundee, both within easy reach.

Access by rail, road and air is good. Leuchars railway station (4 miles) is on the main Aberdeen to London line and provides a fast link to Dundee and Edinburgh. Edinburgh Airport is 50 miles away and Dundee Airport is 11 miles.

Directions

From Cupar, take the B940 to Pitscottie. At the crossroads in Pitscottie turn left on to the B939 for a quarter of a mile and then take the first right on to the road to Craigtoun Park. Continue for four miles on this road to St Andrews. At the first roundabout take the second exit and after 100yards take the first left into Little Carron Gardens. Rose Carron is the fifth new house on the left.
