A significant amount of liaising and planning took place, before any works commenced on The Old Water Tower. The remit was to ensure that the heritage and character would be in keeping with Grade II listing requirements, whilst converting the building into an attractive, practical and comfortable family home to live in.
The work commenced with the removal of the 30,000 gallon, cast iron water tank, situated at the top of the building.
Dilapidated floors were removed and replaced with new wooden ones.
The ground floor was excavated with new footings and replaced with a concrete floor.
The entire roof was been replaced and laid with a high quality, quarry slate tiles, which are guaranteed for 100 years. The roof was then fully insulated with good quality thick insulated panels.
After much consultation with the council and meticulous planning, the owner managed to significantly increase the size and a bespoke one was created from in the same double glazed, galvanized steel as the newly fitted windows. An opening had to be cut into the roof for the lantern to sit in which was significant engineering feat. The results are dramatic.
The building itself has been internally re-modelled by removing and rebuilding brick walls, 3 new additional locations for windows were cut into the building to provide extra light, installing industrial sized structural steels, which have opened up the floor space, maximising the rooms’ sizes throughout. The old unsafe staircase has been removed, as has the dilapidated chimney breast, plastered walls and ceilings.
The exposed brick internal walls and giant existing steels, have been shot blasted and the steels have been resprayed and restored back to their original Victorian condition.
At significant cost, all original single glazed Crittall windows were replaced with double glazed, galvanised steel, which have been powder coated with the original green colour, found in the building, in keeping with its Grade II listing.
A stylish and attractive outsized wood burner has been installed on the top floor. This has been mounted on a reinforced concrete hearth/slab with laid porcelain tiles.
The old plastic guttering was replaced with new, in an aluminium colour to match the aluminium fascias. The lightening conductor and position of aerial were replaced and relocated.
This has completely transformed a dilapidated landmark, which is now a grand, modern open plan character home, rich in Victorian architecture and Industrial engineering elements. The internal space is as incredible as the views from the fifth floor.

The owner has persevered tirelessly through many of the most difficult obstacles to bring this building to the market in such fine condition.
