House
The farmhouse is a most attractive building of mellow red brick under a pantile roof, with extensive character and charm. With a south facing main façade, the house enjoys plenty of natural light to well-proportioned rooms, with accommodation spanning about 3600 square feet over three floors. The rooms currently have a traditional layout, including a kitchen/ breakfast room with Aga, scullery, dairy, drawing room, sitting room and study, and five/six bedrooms across the first and second floors with two staircases.

The house would now benefit from modernisation, with excellent potential to create one of the finest farmhouses in the area. Outbuildings
Park Farm enjoys an excellent range of traditional and modern

of the house and almost adjoining is a substantial machinery story of traditional construction, whilst immediately to the south-west of the house is a former traditional livestock barn/stables. These two buildings flank the south facing gardens.

Gardens
Park Farm has a delightful approach, over an adopted lane
with a fine view across to the house and the meadows. As to
be expected of a farmyard, there is copious amounts of parking and turning area between the barns and the house.

The gardens of the main house are to the south, with a large expanse of lawn enclosed by the buildings on three sides and a
low wall on the southern boundary, creating a walled garden with fine views over the meadows. There is a raised terrace adjoining the house, ideal for outside dining and entertaining, with steps down to the lawn. There are shrubs and herbaceous beds on either side, with a pedestrian gate set between distinctive pillars, that lead out to the meadows.

To the north of the house is a large paved area, with picket fencing, handy for allowing pets out but preventing them from
disappearing off into the farm.

Land
The land to Park Farm is one of the defining features of the property, providing a fitting backdrop and focal points to the house and barns. The majority of the land is to the south of the house, with meadows of established grazing sweeping
away from the house, with a stream running through the land. This area is park like in appearance and is utterly unspoilt with hedged boundary to the south. The remaining land of Lot 1, which totals about 14.5 acres, comprises of mature woodland, a productive orchard, and farmyard area. Throughout the grounds are fine trees including horse chestnut, lime, oak and beech.

Lot 2 is a further 5.3 acres adjoining Lot 1, comprising of gently undulating meadow bordered by woodland. This land provides further established grazing.

Location

Park Farm is located in unspoilt countryside, on the edge of the
outer park of Heydon Hall and about half a mile from the village. The picturesque village, owned by the Estate, is completely charming and brilliantly preserved and the epitome of an English rural village. With attractive green, overlooked by architecturally distinguished houses, this is a destination village at the end of a no-through road. At the heart of it all is the popular public house ‘The Earle Arms’, a thriving bakery ‘Husk’, renowned tea room, the interiors shop ‘Moochi Modo’ and florist and artisan store ‘The Wallflower and Wallace’. Further offerings within the village include a beauty and well-being barn, Pewter gift shop and hairdressers.

The estate owners allow access to the park on a permissive basis, working in with the livestock and farming elements of the estate. This allows for visitors and inhabitants to wander freely through the historic park.

Further amenities are in the nearby thriving market town of
Reepham with a good selection of shops, a Co-Op
supermarket, green grocer, baker, butcher, hardware shop
and florist. There are several cafes and the popular Dial House Restaurant, bed and breakfast with two public houses. The town has a highly regarded secondary school with an adjoining sixth form college. There is also an art gallery, several antique shops, news agent, post office and health care centre and pharmacy. The town is conveniently situated along the Marriott’s Way, a public owned 26 mile disused railway trail between Norwich and Aylsham. Parts of this trail are used for walking, cycling and horse riding.

The ever popular town of Holt is about 13 miles and is famous as the home of Gresham’s Public School as well as for its excellent independent shops and restaurants. The town of Aylsham is about 7 miles and also has a lovely market square, with the national trust owned Blickling Estate to the north-west of the town. There are also excellent shopping facilities.

The cathedral city and regional centre of Norwich is about 14
miles and the North Norfolk Coast, renowned for its sandy
beaches, bird reserves and sailing facilities is about three miles to the north of Holt.
