Lextons are excited to show you this 3 bedroom period home that lies just South of New Church Road. This property immediately catches your eye with a scarlet door and beautiful clay tiling resting atop its roof, there is enough space for two cars to park in the drive, while a side gate provides access to the large rear garden.
As you step into the property and enter the welcoming porch area you immediately notice the lightness of the building and the crisp white walls. To your right lies the living area which boasts generous space with a feature fireplace within the wall, decorated with Classic Edwardian floral decoration with delicate green stems and plumb-pink petals.
The living room opens out into a wonderful dining space, with dark wooden flooring and a high ceiling, producing a welcoming, generous amount of space perfect for family living or having guests over. The dining room is separated from the kitchen space by wide windowed doors which allows plenty of light to travel through whilst creating a grand sense of versatility and potential.
Beyond these grandiose doors a marvellous open-plan kitchen enjoys sage-blue cupboards that juxtapose the modern fittings while the wooden countertops create a farm house feel. An elegant breakfast island rests equidistant from the worktops providing a place to sit and socialise after a hard days work, with low hanging industrial pendants providing extra homeliness. Whilst there's plenty of room for hosting fabulous parties with the adjacent dining room, there's also method behind the intimate elegance; a rare kitchen as this has ample storage space and plenty of countertops to prepare meals and plan your weeks, whilst being open plan brings the household together. You can access the vast garden through the kitchen, where there lies a large amount of green space, a patio area for relaxing in the warm evenings and a summer house perfect for an office space or separate snug.

St Leonards is a wonderful, friendly location where you can view the sea from the street, while shops, eateries and bars are around the corner. The train station is a 10 minute walk away, while frequent bus route; 1, 1A and 49 can take you into Brighton centre.

When we went to buy this house, my wife said to me: "play it cool,
don't let them know you like it". She did not take her own
advice, as soon as she saw the garden she
enthusiastically said: "we want it!".

We have made a lot of changes to the house over the last few years to make it a perfect space for relaxing and entertaining. We love having friends and family over and everyone comments on how welcoming the layout of the house is. We have put a beautiful summer house at the end of the garden, which acts as an office and so keeps all that working from home out of the house! The location can't be beaten. You can see the sea from the front door, we are walking distance to some great restaurants and bars, and the train to London or Brighton is a ten minute walk. It's a really friendly street and this whole area has a lovely, community feel to it.
