Above the previously mentioned open plan area, the owners enjoy a large en-suite double bed-room (accessed via 'ships' stairway from the lounge) that also looks directly onto the river. Below the open-plan area, and currently accessed via the outside cobbled area, are large cellars. A much loved home and successful small business for the past 18 years, one of the owners runs the highly regarded Reeds of Fowey (a boutique gift shop) from the two ground floor rooms that front directly onto Fore Street, Fowey’s main street or high street (please note, none of the businesses mentioned here are for sale). The front of the property is accessed up two granite steps from Fore Street. Apart from leaving things exactly as they are (i.e. superb home with part business use), there are many options available to a purchaser. The existing shop space could be re-configured and/or expanded. For those who might be considering the larger business opportunity, the property (and, hence, the shop) is double fronted onto the main high street. Furthermore, the property is fully licensed, and shop users enjoy the river and estuary views, whilst sipping wines, beers, teas or coffees, at the water’s edge. For these purposes, the terrace is accessed via the earlier mentioned glass, panelled door, which leads directly onto the cobbled and terraced areas.
Alternatively, the existing shop space could be reduced, and revert one room back to a reception room. Alternatively, the shop space could revert back to two reception rooms, and the business use be retained by an office (which could, of course, be a single room at the front of the property rather than at the rear as it currently is). If reversion to provide more accommodation was the option (which would be straight-forward), the size and space of the ground floor accommodation would be very generous. Furthermore, and already noted for a Fowey riverside property, the terraced areas (including the cobbled area) are huge. Outside of shop hours, this truly delightful and unique terrace reverts to a truly stunning and private garden by the sea for its owners to enjoy. It has, however, as much scope and potential as the rest of the property, given that the Grade II Listing is a Group one pertaining to the front exterior of the property and its roof i.e. it is one of a group of properties which maintain the visual heritage of Fore Street.
The options to re-configure are many, and would provide stunning riverside accommodation for a family or a couple. Of course, a couple seeking a lifestyle change have the perfect opportunity to live, work and play on the river. As regards playing, the current owners take regular advantage of being able to step over their back wall and directly into their boat for trips up the river to Lerryn, Golant, Pont, Polruan and Lostwithiel (the latter being a 14 mile round trip for a beer and fish 'n' chips). When the weather is good, the auxiliary engine is lowered onto its mount via the davit, and the owners head out to sea and the beaches at Pridmouth, Polkerris and Lantic Bay.
