The land at Tinto Hill is south facing, extending to 465.68 acres (188.45 hectares) or thereby and comprises 49.44 acres (20.01 hectares) of permanent pasture, 1.44 acres (0.58 hectares) conifer woodland, and 414.8 acres (167.86 hectares) of mixed hill land with greenhill on the lower slopes, rising to heather and steep scree at its highest point.
The land rises from 325 meters to 710 meters above sea level with superb far-reaching views of the surrounding countryside. The land benefits from being ring fenced with mainly post and rylock fencing and access from a track leading from the B7055. The pastures are generally clean, although some of the lower fields have rushes present.
The James Hutton institute classifies the land as mainly 4.2 and 5.1/5.2 with a mix of peat, mineral gleys and brown soil. The property is currently grazed as part of an extensive livestock system and lies within the Tinto Hill SSSI, designated for its flora, fauna, geological and physiological features.
The land is managed in accordance with agreed protocols with an annual management payment made. The terms of the management agreement expire in 2023. As part of the designation, grazing is restricted to 240 Blackface ewes and followers, or equivalent ewes based on pro rata livestock units and size. The Tinto Hill SSSI area coloured green on the sale plan extends to 379.92 acres (153.75 ha). The area coloured green and hatched extends to 34.88 acres (14.11 ha) , although this area is not within the SSSI it is part of the management plan relating to the stocking of the ground. The area in white extends to 49.44 acres (20.01 ha) this area is not within the SSSI and therefore is not subject to stocking limitations.
