The owner says -

"When I first walked into this flat, just over 18 years ago, I was instantly taken aback by the feeling of light and space. It was a sunny day and the light seemed to pour in through those large windows, drenching the living room.

Compared to other properties I'd viewed in the area, the room sizes were far larger and those windows and high ceilings added enormously to that sense of space.

I like to cook, and the kitchen, although semi open plan, is separated enough from the lounge, and the lounge big enough that it doesn't feel squashed as it did in other properties I viewed. A new kitchen was installed in 2023.

The balcony and living room are a suntrap all day, with the sun moving to the master bedroom in the evenings. Thanks to this, the plants thrive on the balcony and summers are especially pleasant here. I often eat on the balcony, taking in the sun.

Having two bathrooms is particularly convenient if you have a lodger for instance, which I've had for periods over the years. The second bedroom is currently a full-time office – the pandemic forcing a change of working habits that has actually been hugely beneficial – I feel like I've gained an extra room!

There's been a real feeling of coming-togetherness and community in the building in recent years. There are Whatsapp residents/leaseholder groups and regular leaseholder meetings.

The neighbours in our corner of the building are just lovely. We all know each other and help each other out, receiving deliveries for the other, lending tools or even that missing ingredient we forgot to get from the local supermarket (just 2 mins walk around the corner, by the way).

Transport links are fantastic – you're a 20 min bus ride away from Elephant & Castle, after which central London awaits! You're also a short walk from Peckham Town Centre and Overground station – and you're just a bus ride away from Vauxhall, too. I've always felt connected living here.

And obviously my dog Billie's favourite place is the wonderful Burgess Park. We love to slow walk around the park in the summer months, when it's always full of visitors and there's a nice vibe. You can reach Walworth Road if you walk through the park and it's a 12-minute bus ride to the London Bridge from there. If you're a keen cyclist, you can reach the city in 15 minutes or so.

Locally there are so may lovely coffee shops, delis and restaurants close by. If the weather is nice, I'll walk to Artusi in Bellenden, as their food is delicious. I also love Persopolis, an unassuming Persian restaurant with delicious food and with such friendly staff. It's bring your own booze, so it's great value too. There are many more new restaurants, bars and cafes that have opened up towards Camberwell in recent years – less than a 10-minute walk away. In all fairness, there are too many great places locally to be able to visit them all!

Having a gated parking space was another big plus point for me when I bought the property as space is always a premium in London, so having an assigned parking bay is super convenient - even better that it's gated, so is secure at night, which helps with the insurance premium."

Places of interest

Understandably, some people have a pretty dim view of estate agents, and it seems many have a horror story or two to share – us included. But our mission is to change the profession by example…and hopefully end up being a bit less lonely at dinner parties and the school gates. “Fairness” and “honesty” don’t often appear in the same sentence as “estate agent”, but we’re staking everything on it – which also involves being honest about what you actually need from an estate agent these days. The Fishneedwater team share the same belief that if you treat clients fairly and do things properly, they won’t mind the lack of branded minis or beers in the office fridge.

OnTheMarket may have applied supplementary data to this property listing, including:

Broadband availability and predicted speed: obtained from Ofcom on March 21, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on March 21, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on September 29, 2022 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.

    *Call rate information

Calls to 0843 numbers will be charged at 4p/min from BT landlines. Calls from other networks may vary, and calls from mobiles and outside the UK will be higher. Calls to local numbers beginning with 01, 02 and 03 numbers will incur standard geographic charges from landlines and mobiles.
