Property description & features

  • Full of character & charm

  • Three reception rooms, three bathrooms
  • Set in 3.21 acres of well managed grounds

Full of character and charm, this lovely barn conversion enjoys a secluded situation, in well-managed grounds of 3.21 acres in the wonderful Lower Wye Valley, in a designated area of Outstanding Natural Beauty.

Providing the "best of both worlds", the idyllic rural setting, coupled with its accessibility, immediately impressed the current owners. "It is set back from a country lane, very safe for children, there are lovely views and complete tranquillity. Yet it has convenient access to Monmouth and Chepstow and to the motorway network." The property is within commuting distance of Bristol (25 miles), Cardiff (32 miles) and Newport (21 miles). The M4/M5 interchange at Almondsbury is about 17 miles away, giving access to the South West. From Monmouth, the A40/M50 gives access to the Midlands. This was ideal for the vendor whose work took him throughout Wales and into the north and south of England. It also made it easy to visit relatives in Devon.

In 1995 the property was skilfully transformed into a comfortable, individual, five-bedroom family home, retaining many of the old beams and stonework from the original ancient buildings. Dating to the mid-1700s, the beams could indicate the age of the barn, although they may have been repurposed for the agricultural buildings some time later.

A downstairs bedroom and ensuite bathroom make this spacious property suitable for those with elderly relatives and there is potential to extend into the attached double garage to create annexe accommodation, subject to planning permission.

The grounds include a fenced paddock, with a field shelter, where the owners once kept a flock of Jacob sheep. This could be used as a pony paddock.

Trellech Grange is a pretty hamlet situated almost halfway between the historic market towns of Chepstow (7 miles) and Monmouth (8 miles), with their shops, supermarkets, state and private schools, leisure facilities, pubs and restaurants and other amenities. Half a mile down the lane from the property is the locally renowned Fountain Inn Public house and in Trellech (3 miles) there is a primary school, doctor's surgery, church and village pub, the Lion Inn. There is a handy village shop in Devauden (2.4 miles) and the vendors have a regular milk delivery. Tintern with its renowned Cistercian Abbey and pubs and restaurants is about 5 miles away and the nearby River Wye presents opportunities for canoeing and lovely riverside walks.

Step inside:- - The property is approached from a country lane along a sweeping, tarmac driveway lined with mature trees. This leads to a tarmac parking area large enough for several cars in front of the double garage.

From the front of the property a porch leads through to the attractive entrance hallway, part-laid with original flagstones reclaimed from the ancient barn. A large oak-framed window gives views to the gardens. Off the hallway there is a formal dining room and a corridor leads to the lounge, where there is a wood burning stove recessed in a feature, stone fireplace. Original oak beams give this room a wonderful ambiance and French doors lead out to a small patio which gets the evening sun - an ideal spot for a sundowner. An original arrow slit window between the lounge and the hallway has a bespoke stained glass window which the vendors commissioned locally.

The other side of the entrance hallway is a spacious kitchen/breakfast room, with a ceramic tiled floor, exposed central beam and a range of kitchen units under granite work surfaces. There is a central island and a two-oven oil-fired Aga set into a feature recess with a beam over. In addition to the Aga, there is an inbuilt Neff electric cooker and a gas hob. To one end of the kitchen there is space for a large family dining table.

Adjoining the kitchen, in what was once a single-storey dairy, is a lovely, light sitting room, which the vendors have previously used as a family/games room. A door opens to a large paved terrace, which faces south west. "It makes a lovely place to sit in summer to enjoy the peace and quiet of the garden and the wildlife that we have here."

Outside - The beautiful, parkland-style gardens feature mature trees and established, well-cared for shrubberies and flower borders, which have been designed to be low-maintenance. There is a large area of lawn and a wildlife pond. Three patios near the house provide space for relaxing and entertaining whilst enjoying the lovely surroundings. In addition to a greenhouse, there are two useful, brick-built garden stores.

The 3.21 acres of grounds include a fenced paddock, which could be suitable for a horse or pony. It includes an animal shelter currently used as a tractor barn and wood store.

Alongside the sitting room, the former milking parlour has been converted to provide a utility room, with plumbing for a washing machine and space for both a tumble drier and an upright fridge freezer. There is a door to a patio which catches the morning sun. In this part of the property, there is also a downstairs double bedroom, with built-in wardrobes and an ensuite bathroom. "When we moved here we had elderly relatives so it was ideal for them when they came to stay."

The downstairs accommodation also includes a cloakroom, off the reception hallway. From the hallway an attractive pine staircase leads up to the first floor, where there is a gallery landing with exposed roof trusses. The light and airy principal suite, at one end of the former barn, has three windows, with the largest giving views to the south east across the driveway and neighbouring farm to the top of the Angiddy Valley. This room has built-in wardrobes and an ensuite shower room. Three further double bedrooms share a family bathroom, which has a shower and corner bath.

The property benefits from wooden, double-glazed windows and features pine ledge and brace doors with attractive black door furniture throughout.
