Description
Silverlea is an outstanding detached home, beautifully designed to exacting standards of contemporary design incorporating high quality fittings. The result being a superb, easily manageable home, offering wonderfully flexible accommodation .
The house was built using many reclaimed items including Cheshire brick, slate and sandstone, all of which have effortlessly blended it into one of Cheshire’s most sought-after villages. The property’s green credentials are excellent, including an air source heat pump, solar panels (providing hot water) and a rainwater recycling system. There is underfloor heating throughout both floors of the house.
The property is approached along a driveway (over which there is a right of access to Silverlea), where a set of electric gates open onto a gravel area where there is plenty of parking and access to the detached garage.
The front door opens into the delightful entrance hall with French limestone flooring and a magnificent turned staircase to the first floor. To the right of the hall is an outstanding open plan kitchen fitted with luxurious Martin Moore units, and an adjoining bespoke orangery by Vale Garden Houses. The kitchen has a range of very high quality integrated appliances and fittings, and the orangery area has automatic ventilation control. Adjacent to the kitchen is a utility with fitted units.
At the rear of the house is a most impressive sitting and dining room with a beautiful Italian fireplace and two sets of French doors to the rear garden. The remaining ground floor accommodation comprises a study and cloakroom.
On the first floor there is a large principal bedroom suite, comprising a superb en suite bathroom and dressing area. There are three further well-proportioned bedrooms (bedroom two has an en suite shower room) and a lovely family bathroom.
The gardens at Silverlea are delightful. Bordered by mature hedges and trees, a paved terrace provides the perfect spot for outdoor dining and entertaining, and there is a lawn with established borders. There are very attractive views across open countryside, towards the church and village centre.
The detached double garage has a spacious office area above, ideal for home working, and includes a ground floor cloakroom.

Broadband availability and predicted speed: obtained from Ofcom on October 25, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on October 25, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on October 19, 2022 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
