Cockairnie Cottage was built in 1881 and was later extended, most recently in the 1990s. Steps lead down to the utility room and back door leading to the side garden. There are large cupboards in the utility room where there is also scope to extend from this back door. There are three double bedrooms all with large wardrobe space, and a family bathroom.

Grounds and gardens

The cottage sits in approximately 0.93 acres. The garden is extensive and comprises a mix of lawns, planted beds and borders, a wide variety of fruit trees and bushes, and a large and productive vegetable patch. There is also a log store, a shed housing machinery, a large workshop with electricity, a chicken coop and run, and a greenhouse. There are two stone-built outbuildings adjacent to the house, both with electricity. There is scope to create an outdoor studio which would be ideal for working from home.

Location

Cockairnie Cottage has a private rural setting, overlooking Otterston Loch, in the countryside between Dalgety Bay and Aberdour on the Fife coast.

Aberdour is an attractive and desirable village. The village won a gold award in the ’small coastal’ category in the Royal Horticultural Society's Britain in Bloom 2013 competition: the highest standard that can be achieved. The village has two beaches including the popular Silver Sands, which is considered one of the finest Blue Flag beaches in Scotland. If offers a primary school; a selection of a selection of small shops, pubs, restaurants, coffee shops, and a post office; and golf, football, shinty, tennis, bowls and boat clubs. Aberdour Golf Club's course nearby has stunning views across the Forth.

Dalgety Bay offers a wide range of services and amenities within easy reach, including two primary schools, supermarkets, a sports and leisure centre, restaurants with home delivery options, pubs, and a sailing club. The nearest secondary school is in Inverkeithing. Nearby Dunfermline provides a wider range of retail, business and leisure facilities. There is a good range of other amenities along the Fife coast and the Fife Coastal Path is nearby.

Edinburgh is only 17 miles away and Edinburgh Airport is on the nearest side of the city. The M90, just 4.5 miles to the west, provides fast links to Edinburgh, Stirling, Glasgow and Perth. St Andrews is 40 miles away. Regular bus services run along the A921 and there are park-and-ride facilities at Halbeath and Ferrytoll. There are railway stations in Aberdour and Dalgety Bay providing regular commuter services into Edinburgh and an hourly service to Leuchars, the nearest railway station to St Andrews. Inverkeithing railway station (4 miles) provides a more comprehensive train service including the Caledonian Sleeper and Inter-city services.

The private schools of Stewart’s Melville College and Mary Erskine in Edinburgh and Dollar Academy operate their own bus services from Dalgety Bay. Other Edinburgh schools, The High School of Dundee, and schools in Perthshire are also easily accessible.

If travelling northbound across the Forth Road Bridge, leave the M90 at junction 1C (signposted Inverkeithing) and head east on to the A921 towards Aberdour and Burntisland. You will pass Dalgety Bay Station on your left. Then after approximately 1.5 miles turn left, signposted Cockairnie, onto Otterston Loch Road. Continue along this road until you reach Otterston Loch on your left. The driveway leading to the cottage is on the right after the loch, with a large wooden Cockairnie Cottage sign. Along the driveway, the cottage is the first entrance on the left.
