Description
Glebe Farm House is a charming attached red brick former farmhouse possibly dating from the mid C18th with accommodation over three floors. The current owners have been in residence for over 30 years. The property has some lovely features such as many rooms having a double aspect with aluminium double glazed windows, high ceilings, stripped timber doors and exposed beams. A pathway leads from the parking area, through the garden to the front door which is at the rear of the property.
There is an entrance hall with pretty tiled floor which in turn leads to both reception rooms, and a cloakroom with hatch and steps down to the cellar. The sitting room has a double aspect and attractive fireplace with woodburner. The dining room also has a double aspect, and a French oak floor, a fireplace and steps down to the kitchen/breakfast room. This leads to the south facing conservatory, and a secondary staircase leads up to the study with a heavily beamed ceiling and a window to the rear.
On the first floor lie two bedrooms both with Victorian fireplaces, the main bedroom has a double aspect and fitted wardrobes. Also on this floor is the family bathroom. On the second floor are two further bedrooms, both with vaulted beamed ceilings and velux windows and some lovely hill views, plus a cloakroom.
The gardens lie to the rear of the property and are south facing, level, and mainly laid to lawns with flower and shrub borders and a well. Beyond the lawned areas is the brick built workshop with power and light and covered patio or working area to the side. Note: we understand this building has been designed so that it can also be used as a garage, with the provision of a lintel over the window to accommodate a garage door.
The property is offered with no onward chain.
Location
Glebe Farm House is situated in a no through lane in the small hamlet of Little Beckford. Little Beckford and Beckford straddle the A46 on the Gloucestershire/Worcestershire border, at the foot of Bredon Hill. The area is surrounded by open countryside and farmland and offers particularly good access to the major road network via the A46, such as the M5, and the A435. The property lies approximately 7 miles from Evesham, 5 miles from Tewkesbury, 10 miles from Cheltenham and less than 5 miles from the M5 at Ashchurch. Beckford itself has a Church, tennis courts, village hall, shop, public house, and activities such as a WI, Croquet Club, Toddlers Club, Tai Chi and Gardening Club. There is also a nature reserve and lovely walking opportunities in the area. Schooling from the village is in Ashton under Hill for both Primary and Middle School and Evesham for Secondary Schools. There is also a choice of independent schools in Cheltenham. Tewkesbury and Evesham offer a wide range of local amenities and Evesham is on the direct line rail service from Worcester to London Paddington. OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on August 11, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on August 11, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on November 1, 2022 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
