Property description & features

  • Tenure: Share of freehold (95 years remaining)
Formed within the lower ground floor of a Brunswick townhouse on the seafront square, this Grade I listed, three-bedroom apartment has its own street entrance and a generous south facing patio garden. It is clear the current owners have a refined eye for design and a respect for period property as they have renovated their home to exacting standards using a contemporary palette and the best quality materials. During the last 20-years, the entire apartment has been rewired and re-plastered, with all new heating and plumbing fittings which have been continually updated over the years, so you can rest assured it will last for many years to come. While it is technically a lower ground apartment, it is filled with natural light from the south via tall sash windows looking out over the garden and communal enclosures, creating a tranquil space to come home to each day.

From your front door, the sea sparkles away beyond the square, while 30-seconds up the road sit the boutique shops, restaurants, cafes and bars of Western Road. Why you’ll like it:
The brainchild of eminent 19th Century architect Charles Busby; the houses of Brunswick Town are Grade I Listed and are integral to Brighton & Hove’s unique identity as a cosmopolitan city of style and taste.

The scale and beauty of these buildings is breath-taking, and while many have been converted into sizable apartments such as this, the residents here have ensured their conservation over the last two centuries. Today, the community on the square are just as cool and vibrant, hosting Open Houses on the Artists’ Trail during the Brighton Festival, and organising summer parties and festivals on the lawns. There is a real sense of community with a mixture of families and professionals across all generations which gives Brunswick its unique character, and it is for these reasons it remains one of the most prestigious addresses in the city.

This apartment has a favoured position on the square; facing south while holding a corner plot, giving it sole access to the sun filled courtyard garden which wraps around the south easterly elevation. The building has been beautifully maintained with glossy black railings against the immaculate buttery façade adorned with the architectural features of the era.
Stepping inside, the entrance hall is wide and welcoming with a high ceiling and gleaming engineered walnut flooring below your feet. The walls are fresh and light having recently been redecorated using Farrow & Ball’s Blackened which can be found throughout the property for continuity and a refined finish.

The eye is first drawn to the living room ahead where wood flooring makes way for dove-grey carpet and natural light streams in through tall sash windows. It is a naturally warm space due to the southerly aspect and there is ample space for relaxation, entertaining and formal dining which can continue outside during the warmer seasons. Indeed, there are very few homes on the square which enjoy so much sun-filled outside space, so it is a real bonus for this property. Inside, bespoke cabinetry has been built within the living space to house the TV and entertaining systems cord-free, while bookshelves are concealed behind shutter style doors to echo those dressing the windows. Every room has an integrated speaker system with Bluetooth access, ideal for entertaining or simply listening to music while cooking, pottering or relaxing in the bath or shower.

Across the hall, the kitchen gleams with gloss units topped with glistening quartz-stone worktops and glass splashbacks in ruby-red. The walnut flooring also continues in here, bringing form and function to the space which has plenty of storage and an integrated washing machine and dishwasher. The Smeg fridge freezer and range cooker may also stay if desired. Close by, within the hall, a deep cupboard houses the tumble dryer with extra space for household items to ensure the flat remains clutter free.
There are three elegant double bedrooms and two bathrooms. Bedrooms two and three have south facing windows dressed in white shutters to allow light to filter in while ensuring privacy from within. They have built-in wardrobes to maximise the floor space and all bedrooms are carpeted for added warmth and comfort. The principal bedroom suite sits peacefully to the rear of the building and shares the same restful decoration but also benefits from a chic en suite wet-room shower. Beautiful patterned, and textured ceramic wall and floor tiles give luxurious appeal while the ceiling mounted, over-sized rainfall shower truly revives you in the morning. The main bathroom is equally stylish with travertine tiles and another rainfall shower over the bath. Both bathrooms have plenty of storage and touch-free LED mirrors to complete their modern schemes.

Outside, the courtyard garden sits partially below the street level which gives it a sense of privacy while ensuring the sun streams in throughout the day. Quality faux grass adds a pop of colour and softness to the space which has ample room for summer gatherings, barbecues and dining alfresco. Potted plants, flowers and herbs thrive out here and provide a lovely backdrop to the south facing rooms.

Agent’s thoughts:
This is a really impressive apartment with many unique qualities. It has been beautifully maintained by the current owners so you can move straight in without changing a thing. The external works/repainting of the facade were completed only last year, so there is nothing in the pipeline and the building is well-managed. Overall, this is a fabulous property with three double bedrooms and some outside space, so it is sure to attract many.

Owners’ thoughts:
We bought the apartment 20 years ago as an investment intending a quick sale, but felt in love with it - and we're still here!
Now we have retired we would like to be closer to family, and so reluctantly we have decided to move on!
The apartment is a joy to live in - particularly the way the sunlight shines into the lounge. Having our outside area to enjoy a glass of wine in has been an asset also! We have made good use of the local facilities - the florist, bookshop and restaurants have been so convenient -and obviously the easy access to the seafront. There is a good community spirit in the square, and we will miss our neighbours.
