Property description & features

  • Tenure: Freehold
  • Bright and airy ground floor apartment
  • Half a mile from the pedestrianised centre of Milngavie
  • At the end of a quiet, landscaped and wooded cul de sac (extensive parking)
  • Comprehensively modernised and fully redecorated throughout
  • Reception hall with five built in cupboards
  • Brand new fitted and fully equipped kitchen
  • Double bedroom with built in wardrobes

The Riggs is a small, peaceful and beautifully landscaped cul-de-sac that sits just off Mugdock Road, only a few minutes’ walk from Milngavie town centre and adjacent to the West Highland Way. Number 11 enjoys arguably the best position in the development, at the far end of the cul-de-sac, backing onto woodland and with the lounge and bedroom enjoying very open, sunny, south facing views down the wooded length of the grounds. Being one of only four flats within this, the smallest building, there is just one step up to the entrance from the grounds and adjacent to the main door is a useful bin storage cupboard. A security entry system gives access into the communal hall which is immaculately presented, with a few stairs down to a rear door. On the half landing, this property shares a very useful, enclosed drying balcony with the other flat on the ground floor. The two upper flats have their own drying space above. The cul-de-sac also provides extensive parking for residents and visitors.

The apartment itself has recently undergone a comprehensive programme of upgrading and modernisation and offers a bright, airy interior having been totally redecorated in neutral shades, with white coloured walls, doors and woodwork throughout. This is all complemented by brand new, high quality grey carpeting in the reception hall, all cupboards, lounge/dining room and bedroom, uPVC double glazed windows throughout and a modern system of gas fired central heating with a combination boiler that was fitted around three years ago.

On entering the apartment, the reception hall leads to the lounge/dining room, bedroom and shower room. Unbelievably, for a one bedroomed home, the hall has, not just a built-in wardrobe, but four further built-in cupboards, one of which is a deep walk-in (6ft long) that houses the boiler. The spacious lounge is over 18 feet long and is large enough to accommodate a dining table and chairs at the rear. A door from here leads into the brand new fitted kitchen that enjoys wooded views. Modern in design, it comes with contemporary wall and base units (soft close doors and drawers), a newly installed electric oven, new glass gas hob and extractor hood. The kitchen is very well lit, with a new ceiling spotlight fitting and under unit LED lighting, new flooring has been laid and it also comes complete with a Bosch washing machine, new fridge/freezer and microwave. The double bedroom is a great size and has a built-in wardrobe with newly fitted sliding doors. The shower room is again modern and has a large walk-in open shower with glazed screen and new thermostically controlled shower. There is a new wash hand basin and a wc. There is newly laid flooring and a new ceiling spotlight has also been fitted.

The Riggs is approximately half-a-mile from the centre of Milngavie, which is the start of the West Highland Way. The “village” offers a pedestrianised shopping precinct that is home to many independent shops along with a Boots store, large Marks and Spencer Food Hall and Tesco supermarket. There are doctors’ and dentists’ surgeries in the centre, a number of stylish bars and restaurants and with Milngavie railway station providing regular services to Glasgow and Edinburgh. For those who love the outdoors, there are some lovely scenic spaces nearby, including the West Highland Way, Allander Park, Barloch Moor, Tannoch Loch and Craigmaddie and Mugdock Reservoirs.

The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
