Location - Llandysul is a small town and community in the County of Ceredigion, West Wales. As a community, it consists of the villages of Capel Dewi, Horeb, Pont Sian, Pren-Gwyn, Tregroes, Rhydowen and the village of Llandysul itself. At the 2001 Census the community had a population of 1,484 reducing to 1,439 on the 2011 Census. Llandysul lies in the valley of the River Teifi and is visited for its fishing and canoeing. The wider community has a population of 2,732 as of 2011.
The area around Cilgwyn Bach has plenty to offer to any age group, from retirees to young families with a range of local amenities and activities to take part in such as walking, fishing, cycling or canoeing at one of the UK's professional training centres.
The area also has many spectacular places to visit such as Cenarth Falls, Devil's Bridge or one of the many beaches just a short drive away where you can go for a stroll or partake in a number of adventure sports.

The nearby town of Carmarthen has a modern shopping centre, including Tesco, Morrisons, Aldi, Lidl and Marks & Spencer, together with numerous individual shops making it a great shopping experience.
Carmarthen has a leisure centre, multi-screen cinema, theatre and bowling alley.
Additionally, the town is the location of the West Wales General Hospital (Glangwili), Dyfed Powys Police Headquarters and Trinity St. Davis, part of the University of Wales.
Carmarthen is a very up and coming town with many large companies moving into the area. In 2018 S4C opened its £6,000,000 High Tech Headquarters in the grounds of the Trinity St.Davids Campus.

The Site - The Cilgwyn Bach development comprises 14 plots. Services for each plot is available in the adjoining highway. The plots have an agreed development line as some are quite extensive in size, this means the green area on the site map is for building development and the yellow to the rear is for horticultural use, ideal for prospective buyers who wish to be self sufficient in growing fruit and vegetables and having chickens for fresh eggs etc. A great opportunity to enhance your lifestyle and be more environmentally friendly. There are 3 different house types shown on the individual plots as per the attached plans.. If you would like to change the plans to suit your own design, then you will need to submit new plans and amend the planning consent and also conform to the design parameters agreed between Sancler Property (the vendors) and Carmarthenshire County Council.

Broadband availability and predicted speed: obtained from Ofcom on March 31, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area
