From Vauchurch is a quietly situated rural hamlet located just under a mile east of the village of Maiden Newton. Maiden Newton is a bustling village with an excellent range of local services including a garage/convenience store, public house, shops including ironmongers, a doctor’s surgery, a primary school, a church, and a railway station on the Dorchester/Yeovil to Bristol line. This is one of the few villages in the area to have such a wide range of facilities including a restaurant and a public house. There are many more hostelries in the surrounding area including the acclaimed Summer Lodge at Evershot. The beautiful surrounding countryside is well-interspersed with footpaths and bridleways, giving access to many areas of outstanding natural beauty. The major centres of Dorchester, Bridport, Yeovil, and Sherborne are all readily accessible. The area is also renowned for schooling. State schools include the Primary school in the village and the secondary school in Beaminster. Preparatory schools include Sunninghill, Perrott Hill, Leweston, and Sherborne.

The property is approached via a large gravel driveway enclosed with wooden gates and provides ample off-street parking for several vehicles.
The total plot amounts to just under 1.5 acres, divided into an attractive front lawned area and fruit/ vegetable beds as well as two paddocks situated at the rear of the property. The paddock areas are currently used as grazing land for a selection of animals but could also simply serve as ample lawned garden space. Please note due to the proximity of the lower paddock to the River Frome, this area can be subject to flooding in the winter months. In response to this, the current vendors have planted a section of trees on the river bank and a small copse of trees in the centre of the lower paddock. The owner also has Riparian rights to the section of the river running parallel to the property’s respective boundaries.

There is also a block of traditional style brick and rendered stables comprising three separate stalls, each of which have lighting, and one with power, as well as an adjacent concreted yard with a direct water supply.  The area behind the stable block provides several raised vegetable beds, a covered log store, as well as a greenhouse and useful polytunnel.
