Property description & features

  • Tenure: Freehold
A handsome and detached yachtsmans house with beautifully maintained gardens located within this much sought after harbour side village.

Believed to have been constructed just over twenty years ago with flint and red brick elevations under a pitched tiled roof, Coltsfoot is a well appointed detached home of much character. The accommodation is particularly well proportioned with ample space for entertaining and family living. Upon entering there is a spacious reception hall with the west facing sitting room situated towards the front. Features include an attractive window seat and an ornate fireplace and surround. The ground floor provides excellent circular flow with a superb kitchen/dining/day room located towards the rear. Off the kitchen there is a walk-in larder. To the side there is a useful boot room, a utility room and a cloakroom. Upstairs the four bedrooms (all with built in wardrobes) are accessed from a wide central landing area. A particular feature is the superb double height rear bedroom with exposed beams and distant rural views towards the South Downs. There are two en suite shower rooms and an additional family bathroom. Above there is substantial loft space.

Situated within beautifully maintained grounds of just over a third of an acre, Coltsfoot is approached on a gravel drive where there is ample parking, access to an attached garage, and next to the property, gated access to a parking area which in our opinion is ideal for trailer or dinghy storage. The front garden is bordered by mature hedging and attractive post and rail fencing.

Central to the rear garden is a feature pond housing a variety of specimen plants. Surrounding the pond there is a large area laid to lawn with flowering plants and shrubs within the borders.

Accessed from double doors from the kitchen there is a stunning covered al fresco patio dining area supported by attractive hardwood pillars and pitched glass roofing. Towards the rear of the garden there is a further west facing seating area under a pitched tiled roof.

There are two garden stores and attached to the property there is a useful workshop/craft room.

Location

Located within an area of outstanding natural beauty, Coltsfoot is situated within the much sought after and historic harbour side village of Itchenor. The village is well known for its thriving sailing club and ease of access to the harbour at all states of the tide. The Chichester Harbour Conservancy ensures that the character of the area is preserved along with providing a multitude of moorings for boats and yachts, subject to availability. The village also has a beautiful church, village hall and, close to the harbour, popular Ship Inn public house. The popular Lamb Inn is located a short distance away along with access to a bus route to Chichester.

This historic cathedral city offers comprehensive shopping facilities and a choice of social and recreational activities, all of which are easily accessible through the mainly level pedestrian areas of the beautifully preserved city. Cultural activities include the Pallant House Gallery and Festival Theatre. There are renowned schools in the area, both in the public and the private sector. The mainline station in Chichester provides a regular service to London Victoria in about 1 hour 40 minutes (via Gatwick Airport), and Havant station to the west provides a faster service to London Waterloo in about 1 hour 20 minutes.

SPORTS & COUNTRY PURSUITS

Events and sporting activities in the area include the Goodwood Festival of Speed and Revival events for motoring enthusiasts, horseracing at Goodwood and Fontwell racecourses, polo at Cowdray Park, golf at nearby Goodwood, and bathing off the beaches at the Witterings. Chichester Harbour has a multitude of moorings (subject to availability) and there are nearby berthing and lifting facilities in both Birdham Pool and Chichester Marina. Other local attractions include: the Weald and Downland Open Air Museum, West Dean Gardens, Fishbourne Roman Palace, Tangmere Military Aviation Museum, Goodwood House, Stansted Park and Petworth House.

Broadband availability and predicted speed: obtained from Ofcom on January 4, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area
