PROPERTY
Humberts are delighted to bring to the market this semi-detached, spacious three-bedroom property occupying an elevated position in the sought-after waterside village of Malpas. The property affords breath taking river views from all principal rooms on both floors.

From the access road, a newly installed driveway leads up towards the house. Steps meander through the front garden which is adorned with mature trees and bushes, to the patio and front door.

Entering the property leads you into a hallway, with the first door opening to the living room featuring a large floor-to-ceiling window and glazed door with views to the river. From the living room a door opens into the dining room, with a simliar full height window and door opening to the front patio. The dining room features original parquet flooring and superb water views from the French doors. To the rear is a nice sized kitchen with a range of period cabinetry. A rear aspect door opens out into a generous utility area with plumbing for white goods and a hallway leading to a WC, workshop, wood store and a door leading out to the front garden.

From the entrance hallway the stairs rise to serve the first floor, opening onto a spacious landing affording generous natural light. The master bedroom is a good double and features front facing windows with views over the river and surrounding countryside. The second bedroom is also of a good size and features windows with a door opening onto a balcony providing superb views up and down the river. To the rear elevation is the third bedroom with a rear aspect window. Completing the first floor is a bathroom featuring a bath with shower over, wash hand basin and a separate WC.

Externally the gardens are extremely spacious, with terraces to the front elevation and a gently sloping garden to the rear. There is tremendous potential for decking areas and patios, all whilst retaining a good degree of privacy. The gardens also enjoy a wonderful view down to the river.
To the front, the new driveway provides parking for two or three cars and there is also the added benefit of a garage located in a block of three just a short distance from the property.

The property has been recently upgraded with solar panels, a battery storage unit, Air Source central heating and upgraded insulation.

The home has the added benefit of planning permissions which permit the addition of a river facing balcony, two storey extension to the gable end and changing to reverse level accommodation. Further details for this planning permission are available from Humberts.

    Super-fast: Between 30 Mbit/s and 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services

Energy Performance data and Internal floor area: obtained on July 20, 2020 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
