The property is approached via a privately owned part tarmac /hardcore access track, with full rights of way leading to the subject property’s boundary, which lies some ¼ mile from the minor district road, running between the A484 Newcastle Emlyn to Carmarthen road at Ty Coch, Cwmduad junction and the B4333 Newcastle Emlyn to Cynwyl Elfed road junction between Blaenesger Picnic site and Maudsland Square and the road heading for the Five Roads Square, Cwmduad (1/4 mile). The village of Cwmduad is some 1 mile distant and has church, community centre, public house. The larger village of Cynwyl Elfed is some 3 miles distant and provide for primary school, village stores and sub post office, community centre, places of worship and filling station. The market towns of Newcastle Emlyn and Carmarthen are some 8 & 10 miles distant respectively and both have a wider array of facitities.

Directions: From Newcastle Emlyn proceed on the A484 for Carmarthen and continue for some

7 ½ miles. On leaving the village of Rhos, you will go along a long level section of road. Take the next right hand junction (just after Ty Coch farm) signposted Cwmpengraig/Woollen Mill Museum. Once you’ve turned here, the access track is the second entrance on the left hand side, where the vendor will meet you to accompany on your pre booked visit of the land.

Description: The block is approached initially over a tarmac base section, before going onto a hardcore base track to the boundary of the land. The track also gives access to other neighbouring properties.

The land is a mainly level to gently sloping block, with a few sloping corners, together with a sloping parcel of ‘cwm’ scrubland which has been left to nature over the years and could be suited to a tree planting project if desired. The majority of the pastureland aspect is level to gently sloping and in good heart considering its altitude, with several large centrally located enclosures, with smaller parcels set on both sides. Natural water resources are located at various points on the block and it is ring boundary fenced, together with some internal areas divided off from one another. An internal grassed/part hardcore track also runs down the centre of the block for a certain distance.
