BENNET SAMWAYS are delighted to offer for sale this spacious three/four bedroom detached country home with EQUESTRIAN FACILITIES including manège, stable block and paddocks totalling 2.22 acres. Located outside the village of Snelston in a lovely rural position. The gross internal area is 1,800sq.ft.

Honeysuckle Cottage is superbly positioned within the 'Golden Triangle' of the Derbyshire Dales, 4 miles from Ashbourne with great A50 access for commuting. The property offers great family accommodation, with a lovely layout along with a log burning stove for those cold wintry evenings. This rural retreat offers quality equestrian facilities including a 40m x 20m all year round manège and paddocks of 2.22 acres.

Interior – This lovely cottage benefits from a light and spacious reception hall, with new staircase and useful storage cupboard and innovative wine bottle storage. There is a cloakroom with a shower cubicle. The bright breakfast kitchen is fitted with a range of base mounted units with worktops. Space for cooker, space for fridge and plumbing for both washing machine and dishwasher. A tiled floor and a door leading to a side porch which makes a great little boot room. There is a dining room which the current owner uses as an office, but it could easily be a fourth bedroom. There is a further family room with beamed ceiling which opens into the formal sitting room, where there is a Clearview log burning stove, beamed ceiling and bespoke fitted units providing useful storage. Patio doors then open directly onto the rear garden. On the first floor, there is a large landing that runs down the front of the property with storage cupboard and airing cupboard. A large dual aspect master bedroom and two further double bedrooms with one having fitted wardrobes. A fitted family bathroom includes a bath and separate shower cubicle.

Exterior – On approaching the cottage via the gated gravel driveway you will find ample parking, and access to the double garage. Adjacent to the garage a three-bay wooden stable block with overhang and tack room. Behind the stable and garage is a 40m x 20m sand, rubber and fibre mix manège which can be used all year round. There are several paddocks which total 2.22 acres including the garden. There is good hacking locally with well-known equestrian centres nearby. The garden has lawns and mature plant borders with some additional dry-stone walls and raised borders. The rear of the house is bathed in south facing sunshine with a large patio for those lovely warm summer evenings.

Locality – Nearby, Snelston village is an attractive small estate village, located 3 miles southwest of Ashbourne. Snelston is built around the Gothic style Hall. Honeysuckle Cottage is located near the popular Norbury C of E Primary School, and within a few miles there a number of private schools - Abbotsholme School and Denstone College.

Owner's perspective – We have lived here for 13 happy years with ponies and dogs and we are only moving because the children have grown up and we no longer need the land and stables. Honeysuckle Cottage is amazingly located for all equestrian events. Eland Lodge, Field House, Hargate and Barleyfields are all just down the road and the hacking with a view is quite perfect. Having put in a ménage behind the stables means training is easy and with a Derby Bank and jumping ditch in the top field, lots to practice. The stables have windows overlooking the ménage and the ponies loved looking out the back at all the activities. We love walking too and couldn't be better placed in the Dales with the beautiful town of Ashbourne just up the road. The local community is also amazing, so we are hoping not to move too far away. Honeysuckle Cottage is modern and spacious and as I work from home (fibre to the house) looking out onto such a beautiful garden and fields makes work easy.

Agent's notes - Tenure: Freehold. Council Tax: Derbyshire Dales District Council band G. Services: Mains electricity, water, oil for central heating, private drainage and internet broadband connection. Private drainage is a septic tank located near the garage.
