Guide Price £850,000-£900,000. The colourful history of Welwyn Garden City is revealed through many of its homes, especially those that have been at the heart of the Hertfordshire town since its early days. This particular property dates back to the 1920s, when Welwyn Garden City was founded by Sir Ebenezer Howard. “My family moved here in the mid 1960s,” the son of the most recent owner of the house explains. “We were coming down from just outside Manchester and this house was the perfect size for us.”

FAMILY HOME

Situated on a quiet cul-de-sac, and with gardens to the front and rear, the substantial house was exactly what they were looking for. “The schools in the area were good and we were able to walk or cycle in every day,” he recalls. “My father worked in London at the time and could commute in easily and there were lots of lovely countrysde locations and areas of woodland close by where we could go walking.” He continues: “It was a great family home for us at the time and it remained somewhere we would all return to over the years. My parents were very happy there which is why they continued to live there for decades.”

MODERN LIVING

The property has been enhanced by the family over the years. An extension to the rear of the house about 30 years ago saw the addition of a dining room, while about three years ago another bedroom and bathroom were added. “New owners will wish to move in and make it their own by refurbishing and redecorating it,” he continues. “Subject to the relevant planning permissions, it could be possible to extend out to the back as there is so much space.” Indeed new owners could enlarge or reconfigure the accommodation to create space for a new kitchen, dining and breakfast room, with bi-folding doors or French windows on to the garden. It might also be possible to build out over the garage. “There is certainly great potential,” he adds.

GOOD LAYOUT

Upon entering the house, visitors currently find the drawing room to the left of the hall. This is a good-sized room for family relaxation and entertaining. Doors from here lead into the dining room, creating an open-plan feel when required. The dining room has large windows overlooking the rear garden, making it a pleasant place for family meals and entertaining. “On the other side of the hall is the room we always called the breakfast room,” he explains. “This leads through into the kitchen and beyond that is a ground-floor shower room and cloakroom.”

FLEXIBLE USE

Again, new owners may wish to put their stamp on the house by having a new kitchen installed. There could certainly be scope for opening up the existing kitchen and breakfast room to create one area, with space for food preparation and storage, as well as dining furniture and perhaps even a sofa. The five bedrooms are up on the first floor of the property, together with two bathrooms. One of the bedrooms could be used as a study or office if needed or could be ideal as a leisure or hobby space by new owners.

EXCELLENT LOCATION

The garden has always been an important part of the house for the owners. “My father loved it and would spend a lot of time outside in the summer,” he explains. “It was always sunny in the afternoon and he liked to sit out there and read his paper.” On spring and summer days there would also often be trips to nearby Sherrardspark Wood, an area of forest which is popular with dog walkers, joggers, cyclists, and horse riders alike, as well as wildlife enthusiasts. “The beauty of living in Welwyn Garden City is that it was so well planned,” he explains. “Everything you need is close by – schools, shops, restaurants and sports centres etc. We certainly enjoyed growing up there and I can imagine that a house like this would be brilliant for another family who have children and are seeking both space and convenience.”

SETTING THE SCENE

To the front of the house is a good-sized garden, with a driveway leading to a garage and providing off-street parking for up to two cars. To the rear, there is a very private family garden, with a lawn and lots of established trees and shrubs.
