Description

The house was built in 2012 and provides a spacious and adaptable layout over two floors, extending to just over 3,350 sq ft. On the ground floor, an entrance porch leads to the reception hall, with cloakroom and oak staircase rising to the first floor.

There is a substantial open-plan kitchen/living and dining room, with a bespoke fitted kitchen and dining area, with French doors opening onto the gardens. From the kitchen, there is also access to a boot room, utility and WC.

Three further reception rooms comprise a family or play room, a sitting room with feature fireplace and French Doors opening to the garden, and a further reception room, accessed from the sitting room, which could be used as a sixth bedroom if required.

On the first floor, there is a generous galleried landing with doors opening to a principal bedroom suite, with ensuite bathroom and dressing room/fifth bedroom. Two further bedrooms have en suite facilities and there is a family bathroom and additional double bedroom.

Outside, the house is accessed via a private drive, where there is a gravelled parking area for several cars in front of the double carport building. The level gardens are predominantly laid to lawn, with terraces for alfresco dining and entertaining. There is also a paddock, bordered by a copse of woodland, which is accessed via a 5-bar gate to the north of the house and gardens.

Location

Lavender House occupies a peaceful rural setting, about 1.8 miles to the north of the village of Bickleigh, with its famous bridge. The location is extremely convenient with Tiverton being about 3 miles to the north, from where the dual carriageway North Devon Link Road connects on to the M5 at Junction 27.

Tiverton Parkway Railway Station is also located at Junction 27 with regular services to London Paddington and the Midlands. Exeter Airport is 2 junctions to the south and Bristol Airport about an hour’s drive north.

Bickleigh has the Mill with a café and gift shop, and riverside pub, The Fisherman's Cot, whilst Tiverton and Exeter provide wider choices including supermarkets, department stores theatres and leisure facilities.

The area is also well served for schools with a primary school in Bickleigh and secondary school in Tiverton. There are also numerous excellent private schools for boys and girls of all ages including Blundells in Tiverton, and Exeter Schools and Queen Elizabeth's School in Crediton.

Broadband availability and predicted speed: obtained from Ofcom on September 26, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on September 26, 2022

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on July 22, 2014 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.

    *Call rate information

Calls to 0843 numbers will be charged at 4p/min from BT landlines. Calls from other networks may vary, and calls from mobiles and outside the UK will be higher. Calls to local numbers beginning with 01, 02 and 03 numbers will incur standard geographic charges from landlines and mobiles.
