Description

Shoreside is the second and last phase of a small exclusive development of terraced houses on the north shore of Loch Tay. The developer, Lochay Properties Ltd, has a strong track record in residential development throughout Scotland and is now offering buyers the opportunity to purchase the last twelve houses at Shoreside off plan.

Three blocks of four terraced houses designed by The Denholm Partnership have been laid out to make the best of their glorious location on a gently sloping hillside overlooking Loch Tay. The houses are a mixture of two and three bedroomed properties arranged over two storeys. First floor living rooms, floor to ceiling glazing and balconies will enable owners to enjoy the stunning views. Designed to be energy efficient, the houses are heated by air source heat pumps. Externally the use of natural materials such as slate, stone and timber cladding will ensure they sit comfortably in their surroundings.

The communal grounds will be neatly landscaped with tarmac parking areas and neatly mown grass. An area of 0.2 acres on the lochside has a jetty and beach which may be used exclusively by all Shoreside property owners.

Location

Fearnan is situated by Loch Tay just four miles from Kenmore. Originally a crofters village, Fearnan has a mix of traditional stone croft houses and more modern properties that have been built in the village over the years. The community at Fearnan is made up of both permanent residents and second homeowners all of whom are attracted by its idyllic lochside setting.

The historic village of Kenmore sits at the head of Loch Tay where the River Tay (Scotland’s longest river) begins its journey to Dundee. At the heart of the village is an accessible freshwater beach and the impressive stone archway leading to Taymouth Castle. The Courtyard, to the north of the river in Kenmore has a bar, bistro and delicatessen. Taymouth Castle is currently being transformed into a luxurious golf and spa club. Included within plans for the redevelopment of Kenmore is its hotel which is due to be refurbished and re-opened at a future date. On the south side of Loch Tay, the Taymouth Marina offers a range of watersports as well as a spa (including its popular ‘hotbox’) and restaurant at The Ferryman’s Inn. Three miles north of Fearnan at the entrance to Glen Lyon is the conservation village of Fortingall home the oldest yew tree in Britain and known for its pretty thatched cottages.

Aberfeldy is the nearest main centre to Fearnan and has a supermarket, health, educational and professional services as well as a fuel station. The town is becoming known for the quality of its independent shops, cafés, galleries and restaurants as well as the Birks cinema which screens mainstream films and hosts a variety of community activities. The Community Campus at Breadalbane Academy has a swimming pool, squash courts, gym and climbing wall amongst many other facilities, which are available to visitors and residents in the area.

Fearnan is perfectly situated for enjoying Perthshire’s greatest beauty spots. Opportunities for walking, hill climbing, wild swimming, mountain biking, water sports and field sports are all on the doorstep. Ben Lawers Ridge, consisting of seven munroes lies immediately to the north and there are also lots of hill and forest tracks that are suitable for mountain biking and walking. Lochs Tay, Tummel and Rannoch are popular with paddleboarders and sailors but there are also lonely hill lochs to be discovered in the surroundings. The rapids at Grandtully attract canoeists and rafters. Edinburgh and Glasgow airports are both within 81 miles, Perth is only 40 miles south and direct trains to London run from Pitlochry and Dunkeld (both within 27 miles) so the area is also extremely accessible.

Square Footage: 1,418 sq ft
