Yeolands is a truly outstanding bright and airy family home that has been completely renovated both internally and externally to the highest standard by the current owners. The cottage is in an enviable position within a beautiful South Hams village and only one mile from the glorious Wonwell Estuary and Westcombe Beach. The cottage is approached via a quaint and most inviting entrance gate and walled garden. The front door opens into an attractive porch with a further door opening into a substantial hallway with doors to the principal rooms, cloakroom/WC and stairs to the first floor. Double doors open into a magnificent open plan kitchen/dining room which has been fitted with a charming country style kitchen with a Belfast style sink, island unit with breakfast bar, oak work surfaces and a range of integrated appliances including a range cooker, dishwasher, and a wine fridge. This beautiful light room forms the hub of the house and offers plenty of space for family gatherings and entertaining. From the sitting room there is a well-equipped utility room with a Belfast style sink, space for appliances and an external door leading to the rear garden. At the rear of the kitchen a stable style door leads out to the garden and rear parking area. The living space in this beautiful cottage is a real positive; the sitting room has been thoughtfully designed to create a wonderfully light and relaxing space with a multi fuel burner and an ornate mantel piece acting as a focal point in the room. The study/ snug area enjoys a fine aspect through a large bay window over the front garden and offers plenty of room for a comfortable home working area with fitted bookcases and storage.

On the first floor the accommodation is generous in proportion, with 3 good size double bedrooms including a master bedroom with a luxurious en-suite bathroom with a roll top bath and separate shower. The family bathroom has also been newly fitted to an exacting standard.

Outside, the rear garden offers a high degree of privacy and has been carefully landscaped incorporating a large patio seating area surrounded by an attractive raised flower bed with mature plantings. There are steps leading up to a lawn with a rear gate providing access to two parking spaces, a useful stone outbuilding and a small gated garden area.

AREA DESCIRPTION

Kingston is a small, peaceful and unspoilt South Hams village, which is predominantly of pretty Devon cottages, many being thatched. It has a well-known village inn, The Dolphin and a church. The village lies some three to four miles south of the Georgian town of Modbury, which is well provided with a range of local shops. For more comprehensive shopping centres Kingsbridge is to the southeast and Plymouth, which is within easy commuting distance, is to the north west. The coast is within a mile at Wonwell Beach and nearby there are other beaches and coves, as well as fine cliff top and coastal walks, and an 18-hole golf course at Bigbury. There is sailing at Salcombe, Newton Ferrers and on the Erme estuary, and to the north there is Dartmoor National Park.

Broadband availability and predicted speed: obtained from Ofcom on January 18, 2023

Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on January 18, 2023

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on February 26, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.

Any supplementary data should not be relied upon as forming part of any property particulars and OnTheMarket cannot be held responsible for any incorrectness in this data. See here for more information.
