Lower Court is Grade II listed with part stone and part rendered elevations with tall leaded cross windows in ovolo mullions under stone drip moulds.

The property is approached over a long driveway with lawn and paddock on either side and sits
almost centrally in its park-like grounds.

In recent years Lower Court has been considerably updated by the present owners, carefully combining its period features and charm with contemporary
living.

The large reception hall with polished stone floor is full height with a gallery landing. A former reception room is now an excellent bespoke kitchen/breakfast room with oak floor and retains its original stone fireplace, and overlooks its lawns and paddock.

The sitting room, facing south and west, has a moulded ceiling and a fireplace fitted with a log burning stove whilst the open plan drawing/dining room, which historically has been two separate rooms, is a striking room and has an original fire surround fitted with a period range, with an outlook over the front and rear garden.

The second and original kitchen is fitted with integrated appliances including an Aga and interconnects with the office/games room. These two rooms are single storey and provide the potential for the use as a self-contained wing or holiday let, subject to the necessary consents.

On the first floor the bedrooms are arranged around the L shape gallery landing. The principal bedroom has an en suite dressing room with fitted wardrobes and an en suite bath/shower room. There are three further bedrooms and a family bathroom.

On the second floor there are two interconnecting rooms with vaulted beamed ceilings. Bedroom 5 could be partitioned which would create a private space. The additional room is currently used as a gym. Both rooms could provide private bedrooms.
There is further attic space for storage beyond bedroom 5.

Lower Court is approached over a long sweeping drive with lawn on one side and a paddock on the other. The drive continues passing the level east lawns with planted beds and borders, bisected by stone pathways in front of the house and leads to a turning circle and a generous parking area on the north side. At one side of the parking area is a
detached timber storage building.

At the rear of the house, facing south and west, is an expanse of level lawn, interspersed with a variety of mature trees, and a stone terrace spans the width of the house, overlooking its lawn. There is an open outlook to established trees and bushes along its
western boundary.

A further flagstone terrace, facing south, against an old stone wall has a substantial brick barbecue/pizza oven area and an attractive oak framed gazebo with tiled roof and glazing on three sides. This area is ideal for entertaining.

A detached small Grade II* 13th century former chapel lies adjacent to the south of the house, currently used for storage. Beside is a further timber garden shed with a kennel.

A paddock with timber outbuildings lies to the south off the approach drive. A further paddock adjoins the garden to the west at the rear of the house and is separated by a post and rail fence from the formal lawn. This paddock has a small lake.

In all the property extends to about 4.61 acres.

Broadband availability and predicted speed: obtained from Ofcom on May 30, 2022

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area
