Description

39 Aberdeen Avenue is located in a wonderful position overlooking one of the small parks which intersperse the much sought-after "Accordia" development, the first housing development to win the RIBA Stirling Prize for Architecture (in 2008).

The property, at the time of writing, is one of only a handful of this house type which has become available since the street was completed in 2009. There are two entrances to the house but the front door is entered off the path adjacent to the park and leads into a well-appointed hallway with space and storage for coats.

The hall opens into the truly exception entertaining space which is both open plan but also has well defined living areas. The bespoke kitchen to the far end of the room and next to the winter garden is quite spectacular. Sleek red gloss cabinets and black stone work surfaces are fitted with a dishwasher, two ovens (one combined as a microwave) and an induction hob with extractor fan. There is more than ample space for a large dining table and chairs and a large seating area. At the near end closest to the entrance there is more enclosed space around a feature gas fireplace.

Sliding glazed doors lead out to the winter garden which is open to the elements but at the same time protected enough for all year use. To the right of the entrance a set of stairs leads to an incredible principal bedroom with a mezzanine floor which could have a multitude of uses and a large en suite bedroom. At the far end of the house there is a ground floor bedroom with an en suite bathroom with walk-in shower which would make an ideal guest room. This flexible space could also be used as a home office or gym if required. There is also access to the integral garage, a WC and utility cupboard.
Upstairs there are two further double bedrooms and a family bathroom and access on to the incredible roof terrace which is surprisingly private.

The property can be seen in greater detail on the attached floorplan, has the benefit of underfloor heating throughout and parking permits available on application to the Cambridge City Council.

Broadband availability and predicted speed: obtained from Ofcom on January 11, 2023

Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on January 11, 2023

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
