There is a spacious study off the kitchen, with vaulted ceiling and a French door opening to the terrace. An inner hall with archway leads to the striking split level 37'sitting/dining room with vaulted ceiling and exposed roof timbers and trusses. A French door opens to stone steps leading down to the garden.
Three of the four bedrooms and family shower room are located on the ground level and the principal bedroom and en-suite shower room are arranged on the lower ground floor. It has French doors which open to the garden.
Outside
The impressive approach to Abbey Lodge is between tall decorative iron gates on stone piers, giving access to the front of the property, with parking for three cars on an attractive brick paving base. There is a well planted shaped bed on either side and stone steps to a front door. Immediately to the south of the property is a carport with store room off. The car port leads into a garage with electrically operated roller door. The garage widens to provide a workshop area.
The walled gardens are attractively planned and have been completely redesigned. A wide and deep paved terrace spans the width of the rear elevation, with lovely views, ideal for entertaining. Central stone steps, with raised stone beds on either side, lead down to the garden. The garden is laid to level lawn with deep shaped borders with pretty paved edging planted with a variety of ornamental shrubs
and flowering plants. A central Gothic style gazebo on paving stones sits almost centrally in the lawn. In the corner of the garden is a stone and tile semi circular outbuilding with power and light and is ideal for use as a summer house or home office. There is also a greenhouse.
Attached to the garage at the rear, is a timber garden store, and a kennel lies adjacent. There is further storage area divided into three areas and gardener's w.c. under the split level sitting/dining room and is accessed at ground level from the garden.
Historical Note: Abbey Lodge is believed to have been the grain store for the monks of Banwell Abbey, which dates from the 14th and 15th centuries. It was substantially remodelled and extended by renowned local architect Hans Price around 1870 when the Gothic style chimneys and spires were added.
From the Sandford direction, approach the outskirts of Banwell. The entrance to Abbey Lodge is seen on the right hand side, between stone piers, opposite the Banwell village sign. Park in front of Abbey Lodge. There is a front door which is currently not used. Walk along the pavement to the alternative entrance door, in front of the garage.
It is situated on the outskirts of the centre of the village, set against a backdrop of wooded hills with open views from the rear of the house over its walled garden and terrace towards the coast.

OnTheMarket may have applied supplementary data to this property listing, including:
Broadband availability and predicted speed: obtained from Ofcom on June 9, 2022
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on June 9, 2022
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on August 22, 2011 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
