Description
Dating back to 1790, Brae Cottage has been transformed by recent renovations to offer modern open plan accommodation while retaining plenty of charm and character. The stone exterior has been retained, but internally the property has been stylishly remodelled to offer spacious bedrooms and contemporary living spaces.
Entering the property, a double height hallway with feature wood panelling and engineered wood flooring offers a bright and airy welcome. Straight ahead is the first of three spacious double bedrooms, with views over the garden and of the Queensferry Crossing. This bedroom leads into the large en suite with walk in shower, WC, two basins and heated towel rack.
From the entrance hall, a glazed door offers a glimpse into the modern kitchen with lounge area. The kitchen features a large island with induction hob and hidden extractor, along with fitted base units which include a Belfast sink, oven and storage. Fitted floor to wall units complete the kitchen area and house the boiler and provide space for an integrated fridge. The engineered wood flooring has been carried through from the hall, and seamlessly blends the kitchen into the lounge and dining area. Here floor to ceiling double glazed sliding patio doors lead out onto a decked terrace. Cleverly concealed amongst the kitchen fitted floor to ceiling units is a hidden entrance to the rest of the downstairs accommodation, which includes a utility area, cloakroom and home office.
A wooden staircase leads up from the entrance hall to the first floor landing. To the left of landing is a bathroom with walk in shower and freestanding bath placed under the window to enjoy the view of the nearby tree canopy. Two double bedrooms make up the rest of the accommodation on this level, with convenient eaves storage located off the landing.
Outside, a stone wall delineates the boundary of the property and separates the property from the road. A single garage with pitched roof offers plenty of workspace and further storage, with space for two vehicles on the driveway outside. A side gate leads to the rear garden which comprises lawn, a decked terrace and a stepped garden area.

Broadband availability and predicted speed: obtained from Ofcom on March 13, 2023
Broadband speed is measured in megabits per second, with the number returned showing how fast the connection is. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:
Basic: Up to 30 Mbit/s
Super-fast: Between 30 Mbit/s and 300 Mbit/s
Ultra-fast: Over 300 Mbit/s
The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2
Mobile phone signal availability and predicted strength: obtained from Ofcom on March 13, 2023
Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:
Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
Energy Performance data and Internal floor area: obtained on February 25, 2023 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
