The property is approached over a lane giving access to a few properties off the main village in Egloshayle and leads to a chipping parking area to side with potential to create more parking at either the front or also to the side of the dwelling.  The garden as can be seen on the photographs and video extends to the rear and is at present uncultivated to the rear.  Immediately to the rear of the garden planning permission has been granted for a new dwelling and planning has already been obtained for new houses in the large field to the rear of that boundary.

Agents Note

The freehold interest in the property includes a right of way over land running along the Western (Boduel) boundary of the land, to accommodate a footpath leading from the proposed new development to the North. The footpath boundary fence has already been erected 4m off the Bodual boundary, and the Housing Developer is required to maintain this, and provide either a vehicular or a pedestrian gate in the fence, should the Above Town Barn owner so require. A right is reserved, in favour of Above Town Barn, over the footpath, for vehicular access should the vehicular gate be required.

A new sewer is proposed for the Housing Development, which will run under the footpath. This will be an adopted sewer, and to comply with the adoption requirements there is a 6m wide wayleave, i.e the wayleave extends 2m beyond the fence line. This gives the developer of the sewer, and the subsequent Statutory Undertaker, when it is handed over, the right to temporarily remove the. fence, if necessary for the construction or, maintenance of the sewer, with a reinstatement requirement upon completion of the works.

Please note Above Town Barn is already connected to the main sewer, via a private sewer and manhole on the right hand front corner of Above Town Barn.
