Property description & features

  • Tenure: Freehold
The property
Ivydene is an attractive unlisted 18th Century house, offering light-filled, flexible accommodation arranged over four floors.

The house is beautifully presented to combine modern and original features which include exposed wooden beams, wood burning stoves and a converted cellar with a domed ceiling. The front door opens onto a hallway with the sitting room on the right, which has a wood burning stove. Across from the sitting room is the Playroom/Study, which offers flexible use and leads to a downstairs cloakroom. Moving along the light and airy hallway you enter an open plan 'living kitchen' measuring just over 36 ft. This superb entertaining space offers a wood burning stove, wooden beams, two sets of bi-folding doors opening onto the garden, a vaulted sky light, a range of wall and base level units with granite work surfaces, and a fabulous central island with Belfast sink. Open plan stairs lead down to the converted cellar.

Off the hall, and opposite the utility room, stairs lead up to the first floor where there are three bedrooms and a large family bathroom with a free standing bath and separate shower. On the second floor there are a further two double bedrooms and a Jack and Jill shower room.

Outside
Large double wooden gates lead to a parking area within the garden for 2 cars. There are terraces adjacent to both sets of bi-folding kitchen doors. The remainder of the garden is set to grass with mature trees on the boundary and an outbuilding located in the north corner.

Location
The village of Welford has a good range of amenities with a post office, village shop, public house, primary school, sports field and a church. Husbands Bosworth, just three miles away, has a small supermarket and medical centre, which has a satellite surgery twice a week in Welford. The thriving town of Market Harborough lies to the east and offers excellent shopping and supermarket facilities, schools, bars, restaurants, a theatre and leisure centre. The city of Leicester is accessible via the A6. Leicester and Northampton are equidistant to the north and south with large commercial centres and extensive amenities.

Communications to the area are superb with the A14 dual carriageway, M1 and M6 all in close proximity. Rail services are at Market Harborough, Northampton and Rugby. Local sporting activities in the area include golf at Cold Ashby and North Kilworth, water sports and fishing at Hollowell and Pitsford and gliding at Husbands Bosworth.

Directions
From Market Harborough head in a westerly direction on the A4304, passing through Lubenham and Theddingworth, In Husbands Bosworth turn left down the A 5199 Welford Road sign posted for Sibbertoft and Welford. Continue along this road past The Wharf Inn on your right, over a small bridge and then take the next right onto West Street, which leads to West End. Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services
