The village has a thriving community, a lovely old church, a village pub – The Stoodleigh Inn, and the village cricket pitch has the best views from any sports field I have ever seen! All this situated above the beautiful Exe Valley, about 6 miles to the north west of the market town of Tiverton and 4 miles from the popular village of Bampton. Both centres provide an excellent selection of local amenities with Tiverton offering superb shopping and supermarkets, including an M&S Food Hall. There is excellent access to Junction 27 of the M5 motorway via the A361 North Devon link road and the beaches of North Devon are easily accessible, as is Exmoor National Park. With Exeter to the south, Bristol to the north, and Tiverton Parkway railway station at the motorway junction providing regular services to London Paddington, this is a superbly accessible little village.

The bungalow is approached via a little service lane that serves a couple of neighbouring properties. A concrete drive which in itself offers plenty of parking, leads to a single garage. Double gates open to a further area of parking, suitable for several cars and would be perfect for a motor home, or as is currently the case – a boat.

The bungalow is very well presented throughout, and the open plan living area is very sociable with a pleasant seating area at one end. The wood burning stove is centrally situated radiating heat to the kitchen living room, and dining area. The kitchen is in the middle of the room so the chef can be a part of the party, and the dining room has double doors out to the patio. Just off the kitchen is a useful utility room, with an adjoining cloakroom, and a door to the rear garden.

There are three bedrooms; two are well-proportioned doubles, and the single bedroom is currently being used as a study. The bathroom has been nicely fitted, and the twin ended bath has a shower above it.

There are gardens to the front and rear, and as previously mentioned, there is plenty of secure parking. The gardens are level, with just a small step up from the patio to the rear garden, making them nice and easy to maintain. Both front and rear gardens offer a good degree of privacy. A useful timber store is found in the back garden and a log store at the side of the bungalow.

The vendors have been offered the chance of a new adventure and if it weren’t for this, would be very happy to stay. They have particularly enjoyed the friendly community and the lovely neighbours. They also comment that the bird life in the area is prolific, the bird song is beautiful and the country walks are stunning, taking in some outstanding views.
