Description

This highly attractive, Grade II listed property is believed to date back to circa 1720, with many of the features of this era still visible today, such as the internal panelling, window shutters and double cornicing. The Manor was once believed to be owned by the Clay family, a notable family in Derbyshire history, responsible for many of the now period buildings in nearby Clay Cross.

Extending to over 2100sq ft, and arranged over three storeys, the accommodation comprises;

Generous entrance hall displaying the impressive, Georgian staircase, laid with oak flooring and allowing access to the cellar, ground floor WC and the extent of the living accommodation at this level.

A fine, double fronted sitting room with oak flooring, panelled walls, window shutters, a feature fire place with timber surround and mantle, built-in drinks cupboard and window seats with storage.

Bespoke, hand painted inframe kitchen with central chefs island, incorporating breakfast bar seating, oak work surfaces and a range of base and wall units, open fronted cabinetry, wine racks and low level panelled walls. Integral appliances within the kitchen include a dishwasher, washing machine, dryer, double Belfast sink, a Belling range style cooker with 5 burner gas hob and extractor above. There is space within the kitchen to hold a free standing fridge freezer.

FIRST FLOOR
Stairs ascend from the entrance hall to the first floor landing which lends access to the two double bedrooms at this level and the four piece family bathroom with floor to ceiling stone tiling, fitted with a corner shower enclosure, a fitted heritage bath, high flush WC and a pedestal wash hand basin.

SECOND FLOOR
The second floor holds two rather impressive bedrooms, both with a double fronted view out and both displaying the original A frame king trusses. The principal bedroom also benefits a feature fireplace with stone surround, built-in storage cupboard and a three piece en suite shower room.

OUTSIDE
The property is accessed via a private road to the rear aspect, leading to an electric entry gate which services the three dwellings within Elm Farm (there will be a minimal community charge of £10pcm to cover maintenance of the communal entry gates). The gravel drive leads on to a generous parking area in addition to a two car open fronted car port with internal power and water.

The front gardens to The Manor are made up of two raised lawn areas, divided by a central walkway to the front door with a yew tree border. The main garden to the side elevation offers a generous patio seating area and an additional stretch of lawn.
