Situation:

The village of Boothby Pagnell is steeped in history, with one of the village’s earliest nods to the past being the Grade I listed remains of a medieval manor house dating back to around 1200 AD. The village, and indeed The Old Rectory itself, also has a link to Isaac Newton who, during his period of scientific discoveries in 1666–1667, spent some time in the summer within the original rectory grounds.

Road communication links to Boothby Pagnell are first rate with the main north to south arterial root of the A1 approximately 3.5 miles to the west. The A52 to the north provides links east to west. At Grantham, the main line railway station provides regular direct train services to London Kings Cross Station. The cities of Nottingham, Leicester and Lincoln are within the hour.

A number of schools, with excellent educational facilities, are widely available locally at Grantham, Stamford, Oakham, Uppingham, Oundle and Witham on the Hill, with a choice of state and private schooling for children of all ages.

Rutland Water, with its nature reserve, water sports and trout fishing, is to the south and nearby Grantham has an indoor swimming pool and sports facilities. Boothby Pagnell is close to numerous excellent golf courses. There is also a network of bridleways which provide hacking opportunities locally.

Description:

On entering The Old Rectory, to the right of the hall is the reading room, facing west, with the original fireplace. This leads through to the beautiful drawing room, triple aspect, with a wonderful 18th century, marble fireplace. The room also features decorative cornicing and a bay window to the east with floor to ceiling windows and original shutters, with delightful views of the garden and grounds beyond.

Adjacent to the sitting room, through double doors, is the dining room with a stunning bay window overlooking the gardens and down to the lake, and surrounding countryside. It also has a marble fireplace with open fire.

At the end of the original flagstone hall is the cellar comprising brick floor and vaulted archways leading to rooms convenient for storage. There is also a WC and a glazed garden door with steps down to the lawn.

On the left of the hall, off the kitchen-diner, is the snug-cum-library with flagstone floor, built-in bookcases and fireplace. The impressive kitchen-living-dining areas, which are a delightful contrast to the period features in the south wing, have under floor heating throughout. From the table area French windows open onto the dining terrace.

The kitchen has a large, marble-topped island with bar seating, a sink and AEG gas hob. There is a dual sink framed by two sash windows that look over the front lawn, built-in NEFF microwave and electric oven, two built-in dishwashers and a four oven AGA.

Adjoining the kitchen is the magnificent garden room, a wonderful modern extension with vaulted ceiling and large skylights with a bank of floor to ceiling windows overlooking the formal garden. Double doors lead onto the terrace.

Rounding the side of the kitchen are double doors into a small office and a door leading to a large larder.

Off the rear hall, which has side access to the multiple outbuildings, is a second ground floor WC with heated towel rail, a laundry room with plumbing for washing machine and tumble dryer, and a boot room with boiler cupboard and further access to the yard and garden.

Stairs rising from the hall lead to the first floor and a generous landing with sash window framing views to the church and field beyond. On the right is the large Principal bedroom, of east and west aspect, with original pull-up Georgian shutters to the sash windows. There are plenty of wardrobes and an en-suite with both roll-top bath, walk-in shower and vanity unit.

OUTBUILDINGS

As you come up the drive there is a set of outbuildings, comprising double garage and double carport, one stable and several store rooms. Through the gate between the stable block and house there is a yard where there is a second stable/store and access to the first stable. Along the north side of the yard is an open store for wood and the oil tank.

On the south side of the yard is a single storey building originally converted into the village social club. Now used by the current owners as an office, it has its own WC, kitchen, and fireplace.
Attached to the office building is an outside WC with basin and hot water.

GARDEN AND GROUNDS

Access between the house and church wall to the right leads to the gardens and grounds, down onto the croquet lawn. To the right of the croquet lawn is a small woodland area, to the left there are two individual flights of stone steps up to the first of the terraced lawns. Stone terraces are outside the garden room and the office outbuilding. The formal lawns look down to the lake which can be accessed all the way around before leading back up to the house via a woodland path.

Below the yard on the left-hand side is the potting shed attached to the remains of an old cottage/pig stye. There is also a vegetable and fruit garden with raised beds and easy access to the lawns and formal garden.

To the front of The Old Rectory is a gravel drive and turning circle, next to the lawn with impressive walnut tree.
