DESCRIPTION
Set down a private access off the Hothorpe Road, in the heart of the pretty Leicestershire village of Theddingworth stand two red brick barns, one with a restored slate roof, listed Grade II.
Full planning and listed building consent has been granted by Harborough District Council (13/00339/FUL) for the conversion of the two barns into a single dwelling set around a sheltered, private courtyard, and with extensive views over paddocks and to the valley beyond.
Historic features can be found preserved throughout, from the exposed timbers of the ‘A’ frames in the roof, to the ventilation brickwork details and original timber panelling, as well as the feed troughs, partitions and stall doors.
The architectural designs are intended to sympathetically preserve the aesthetic of the barns whilst creating spacious and well-laid out accommodation enhancing the character.
Once completed, the barns will provide extensive accommodation to include three generous reception rooms with double height vaulted ceilings, a magnificent and split level kitchen, dining and family room, all open plan, also with double height vaulted ceiling.
To the far end of the property will be an inner hallway with utility, two double bedrooms, and a well-sized family bathroom.
Stairs from the family room lead to a wide landing, designed to double as a study area, with a door leading through to the magnificent principal suite.
The view from the first floor over the paddocks and valley beyond is entirely unexpected and can be enjoyed from a window that is to be widened as part of the consented planning permission to its previous size. Lots of light has been introduced to the first floor via the factsaddition of skylights, and these further serve to highlight the beautiful roof timbers which have been carefully retained. The principal suite is intended to have an open plan feel, with a large bathroom with dressing area set adjacent to the bedroom, and the existing external staircase making an interesting feature, is being retained.
THE OUTSIDE
The gardens to the barns lie primarily to the rear, with a central sheltered courtyard nestled within the ‘L’ shape of the building. To one side is a run of single storey outbuildings which have been used for storage and a workshop as well as garaging; and might make useful additional accommodation subject to the necessary consents.
AGENT'S NOTE
Some initial works have been undertaken, including the installation of skylights and re-roofing to part of the structure.
Additional land may be available by separate negotiation.
The clients have installed a partially converted trailer which may also be available to the eventual purchaser by separate negotiation.
