Exceptional west coast country home with stunning views and boathouse

Description

Gortan is an impressive country house dating from the early 1900s, with breathtaking views. The property has undergone a sympathetic and meticulous restoration at the hands of the current owners. The attention to detail and quality of the work is evident throughout.

Throughout the property there is extensive use of dressed hardwood and tiled floorings with all bathrooms demonstrating a classic finish with traditional style fittings and sanitaryware.

The property is striking in external appearance and suitably grand internally whilst maintaining an exceptional level of comfort and the relaxed ambiance of a modern family home. Spacious reception rooms, all with magnificent views, offer bright and generously proportioned entertaining spaces. None are more beautiful than the drawing room which boasts a stunning, bespoke fireplace, large windows, wall panelling and beautiful ceiling rose and cornice. A well-appointed kitchen and dining area benefits from a range of wall and floor mounted cabinetry topped with dark granite in part, with a central island which is finished with an oak worktop. A stunning mosaic tiled floor runs throughout. The kitchen is equipped with a Rangemaster stove and Belfast sink with most appliances located in the attached utility room. The dining room and music room are located off and like the kitchen have outstanding views over the Kyles of Bute.

On the first floor the principal suite has a superb dressing area with excellent built in wardrobes; sitting area with access out onto a balcony; and en suite bathroom which is beautifully finished with checkerboard floor and green subway tiles. The bed is positioned within the viewing turret allowing the occupant to wake up to the most exquisite views.

There are five further bedrooms and are all versatile and generously sized. Two have en suite bath and shower rooms, with bedrooms three, four and five benefitting from access to a substantial balcony. The bedrooms are exceptionally bright due to the southern orientation of the property.

Externally, Gortan can be discovered behind a fine wall with a bellmouth entry. Handsome gate piers on either side of a cattle grid lead to the gravel driveway which offers plenty of outdoor parking. Alternatively vehicles can be stored undercover within the double garage. Other outbuildings include a separate home office/craft room with gardener’s toilet and a store room.

The grounds of Gortan equate to around 1.7 acres and comprise beautifully landscaped gardens with intricate walkways and mature lawns surrounded by established trees and shrubbery. Extending down to the lochside, the house further benefits from a fantastic boathouse with slipway, boathouse store, summerhouse, floating pontoon dock and two boat moorings ideal for the yachting enthusiast. Finally, a recently resurfaced tennis court offers the perfect set up for a racket sport enthusiast.

Location

Gortan is situated in one of the finest positions on Scotland’s west coast, around a mile north of the small picturesque village of Colintraive which sits on the narrowest point of the Kyles of Bute, a stretch of coast within one of Scotland's National Scenic Areas.

The village boasts a shop, a post office and a small, friendly gastro pub/restaurant/hotel. There is a village community skiff, cinema equipment/screenings at the village hall together with regular social events. In the adjacent village of Glendaruel there is a primary school. A modern medical surgery is a 20 minute drive away in Tighnabruaich. The local town of Dunoon has two supermarkets, one with home delivery to Colintraive, and a secondary school. Dunoon is also home to a cultural community organisation showing theatre, art exhibitions and concerts.

The region is ideal for all kinds of sporting and outdoor activities including cycling, rowing, diving, hiking and wild water swimming. There is a 9-hole golf course in Kames. There are also unparallelled sailing opportunities on the doorstep, surrounded by spectacular scenery and access to the Western Isles via the Crinan canal. The waymarked walking trail Loch Lomond & Cowal Way is one of Scotland's Great Trails and passes through the area. Sandy beaches can be found at Ostel Bay near Millhouse and Ettrick Bay on the Isle of Bute. The area has a growing reputation for attracting artisan and diverse businesses such as tea-growing alongside award-winning restaurants. Glasgow Airport is around 90 minutes’ drive.
