Property description & features

"We moved to Whitehall Road because of the potential of the huge garden and the proximity to all the great amenities of Easton and St George, including the Bristol-Bath cyclepath literally across the road. There is a really friendly community among all the houses that share the back lane, it feels very special to have such a large garden in this part of Bristol. Having the park immediately across the road has been amazing for our dog and toddler, with two bigger parks only a 10 minute walk away. The cyclepath takes you to Temple Meads and central Bristol in about 15 minutes by bike, and we have the legendary Plough Inn less than a minute's walk away! We have loved living here and have made some wonderful memories".

Whitehall Road is a central road on the borders of Whitehall, Redfield and Easton. The area has become hugely popular with young professionals & families in recent years. Church Road is home to a number of popular shops and cafes such as Southville Deli and The Bristol Loaf and St Marks Road in Easton also boasts a range of well-regarded venues such as Bristol Sweet Mart, The Garden of Easton and The Thali. The proximity of the large, Victorian St George's Park is also a huge benefit to local residents and offers a great retreat from city life on a summer's day. The sportier of the local residents can take advantage of the Whitehall Athletics Arena through Bristol and West AC who are based there. For those needing access away from Bristol, the property is just a short drive from Junction 2 of the M32, which in turn leads to the M4. The hugely popular Bristol to Bath cycle path is within easy reach for those looking to turn a lazy Sunday into a fun filled adventure. Bristol Temple Meads train station is also just a short journey by car, bike or train from the local Lawrence Hill Station, which also serves other local stations across Bristol.

Whitehall Road has been extended at the rear to create a spacious and tranquil family home with a large garden and parking at the rear. As you enter the house there is a lounge at the front of the house which is set up as a study/third guest bedroom. In the middle of the house is a large but cosy sitting room with log burner and understairs storage which leads to the impressive kitchen which has been extended to create a beautiful space with a sky light and french doors to the rear garden. Upstairs there is a gorgeous bathroom and two double bedrooms. The rear garden is large for the area and has been zoned to follow the sunshine, with a lawn, gravel area, patio, small deck, greenhouse and veg beds. The rear of the garden has a large undercover car port/workshop which can accommodate a large campervan. There is also a rear lane which provides extra parking if needed.

Broadband availability and predicted speed: obtained from Ofcom on April 21, 2023

Each reading is based on the highest predicted speed of any major broadband network for services that deliver the download speeds. The following are the different readings that we may display:

    Basic: Up to 30 Mbit/s
    Super-fast: Between 30 Mbit/s and 300 Mbit/s
    Ultra-fast: Over 300 Mbit/s

The data is updated three times a year. The checker results are predictions and should not be regarded as guaranteed. For more information, see: https://checker.ofcom.org.uk/en-gb/about-checker#Answer_0_2

Mobile phone signal availability and predicted strength: obtained from Ofcom on April 21, 2023

Mobile signal predictions are provided by the four UK mobile network operators: EE, O2, Three and Vodafone. Predictions can vary significantly from the coverage you may actually experience as a result of local factors (especially terrain). Ofcom has tested the actual coverage provided in various locations around the UK to help ensure that these predictions are reasonable. The values shown against a property can be broken down as follows:

Clear: No bars, no signal predicted
Red: One bar, reliable signal unlikely
Amber: Two bars, may experience problems with connectivity
Green: Three bars, likely to have good coverage and receive a data rate to support basic web services
Enhanced: Full bars, likely to have good coverage indoors and to receive an enhanced data rate to support multimedia services

Energy Performance data and Internal floor area: obtained on October 30, 2015 from The Energy Performance of Buildings (Certificates and Inspections) (England and Wales) Regulations 2007 or the Home Report if in relation to a residential property in Scotland.
