Set in a prominent position in the heart of a charming hamlet in the Tarn, this skilfully and sensitively renovated home enjoys remarkable views over the surrounding countryside towards the Pyrenees. The small no-through road ensures that the home enjoys a tranquil position whilst the home sits opposite a beautiful church. The property was subject to an extensive six-month renovation in 2012 by a team of skilled craftsmen from London using quality materials and imported fittings.

The Ground Floor

One enters the home through a beautiful oak door which leads into a reception hall with old brick-coloured tiles and the south-facing arched window overlooking the front courtyard. To the right is the 'sejour' living room which features a monumental stone fireplace and flagstone flooring. On this floor one will also find a charming study/library which is lined with floor to ceiling oak book shelves and a wood burner.

The corridor leading from the reception hall joins the upper and lower kitchens which feature bespoke American white oak units and fitted appliances including a four-oven Aga. The kitchen extends to a lower kitchen which opens directly onto a covered terrace, and a pantry with a boot room. Another oak door leads to the climatised wine cave which has the capacity for some 2,000 bottles. This floor also benefits from a cloakroom and a cupboard to store coats, etc.

The First Floor

Stairs lead from the reception to the first floor landing with gorgeous antique oak floors throughout. One finds the principal bedroom suite which has exposed beams and pretty arched windows which overlook the lower kitchen to the lawn. To one side of the bedrooms is the principal en suite bathroom and the dressing room which has floor-to-ceiling wardrobes and shelving. From the principal suite the accommodation leads to a study with exposed beams and double aspect windows, which opens to a private balcony.

On this level there is a petit salon and three further bedroom suites which all benefit from their own bathrooms. Both the petit salon and study could be converted if necessary to additional bedrooms (creating six in total).

All of the accommodation in the home benefits from air-conditioning and heating systems.

Gardens and Outbuildings

The outbuildings of the property have all been beautifully restored. These include a pigeonier, garaging, a workshop, potting shed, and a beautiful greenhouse. The total land holding of 3,4 hectares consists of formal gardens, lawns, a wild flower meadow, an orchard and potager, small vineyard, a tree lined park, a woodland area, and the pool area.

The property is approached into a beautiful courtyard which is bounded by a stone wall and mature hedging. From this courtyard, a pretty path leads to a stone and brick pigeonier. This path also leads onto a stone built 4-5 car garage and a workshop, and beyond onto the West Garden which contains some 30 hazel and almond trees.

The Serre Garden area is enchanting and features a Hartley Botanic greenhouse erected by a team of Hartley specialists from the UK and the potting shed, with the whole being surrounded by stone walls and hedges. Through the hedge one will find the pool area which features a 12x6m heated swimming pool surrounded by beautiful stone (imported from India) as well as 15 mature olive trees. Next to the pool area is the herb garden, as well as the 'Dove Garden' which features mature wisteria and seating areas which offer shade during the summer's heat.

The North field is being developed into a wild flower meadow and beyond one finds the orchard and potager with fruit tree varieties including apricots, cherry and pear. In the grounds one will also find a further fields with olive and white mulberry trees, and a private vineyard. At the west side of the field is a circular area known as the Plat with a central barbecue pit with excellent views over the surrounding countryside.
